Hi,

We're moving out of our room in a lovely shared house in Ealing. If you know Ealing at all then the flat is above Nandos (yes, you do get a discount). The location of the flat is great as its less than 5 minutes walk to Ealing broadway station. Its also less than 5 minutes to Tesco and Morrisons (opening 19th Jan). Ealing also has all the usual shops and restaurants you would expect, again all within 5 minutes walk. There are also 3 gyms near by plus a couple of parks.

The Room: The room is big, the biggest in the house. It's about 12 foot by 12 foot PLUS built in double wardrobes. It also has an ensuite bathroom which is a nice size and has a bath. The shower is pretty powerful too. The room is furnished with a bed, bookcase and a huge wooden chest of drawers. It has a TV point and loads of room for dressing table should you wish to put one in (at one point in time we had a treadmill in here and still had loads of room)

The Flat: The flat has 3 rooms, all with their own private bathroom. There is also a shared sitting room with sofas and a TV. There is a shared kitchen which has everything in you would expect including a dishwasher. There is a also a washer/dryer in a cupboard in the hall.

Flatmates: you'd be sharing with two other couples. Everyone is really nice and respectful. As people work different hours and have their own social circles we tend not to see each other too much and we often forget we're sharing with 2 other couples.

You might be asking yourself why we're moving out of this "perfect" place... we're in the process of buying a house which is due to complete in early January. We're paid up in the room until the 17th so there is a chance you might be able to move into the room a few days earlier.

The rent for the room is £240 per week and includes gas, electric, council tax, tv licence, broadband, water rates. You would have NO household bills. You'd be taking over our tenancy agreement which has 10 months left on it. The property is managed by an agency who are pretty good about letting people move out when they want. When we first moved in we actually took over someone else's agreement and we're onto our third agreement now (been here just under 2 years).
You will need to sign an agreement with the Agency (Atlas Property Lettings), for this there will be a fee which I think is around £150. You'll also need to pay a deposit which is 6 weeks rent. The deposit is kept in a secure government back deposit scheme and you'll be given a certificate/receipt.

I think I've covered everything but don't be afraid to ask if I've missed anything. I should be able to do viewings most days after 7pm or anytime on a weekend.
