We have a bright, cosy room with private bathroom available in our Earl's Court flat, 2 minutes walk to Earl's Court station (Picadilly / District lines), sharing with one female professional

Flat and room:
- Very large and spacious, lots of natural light, located on the third floor.
- Room is a single room, cosy but very bright due to the big south-facing window, includes a built-in closet
- You will have your own bathroom which was refurbished last year.
- Large living room with a fireplace (although we mostly use this to store drinks) and lots of shelving and storage
- Fully fitted kitchen including fridge/freezer, dishwasher, washing machine and dryer
- Access to a huge garden private to residents of the street with picnic tables, benches, table tennis tables, etc.
- Access to a private rooftop terrace (only for our flat)

Public transport links:
- 2-3 minutes walk from Earl's Court Station (District and Picadilly)
- Bus stop right at the end of the street (74, 328, C1, C3, N31, N74, N97)
- 17 mins walk to West Brompton Station (District, Overground and Southern Trains)
- Other nearby tube stations: Gloucester Road (20 mins), High Street Kensington (23 mins), South Kensington (27 mins)

Location:
- Very safe location, one way street so very quiet and peaceful.
- Lots of amenities and cafes nearby
- 10 mins walk to a giant Tesco Superstore
- 30 mins walk to Kensington Gardens and Palace

Rent and bills:
- The rent is £1,100 per month which is great value for this part of London and includes access to the private garden and rooftop terrace.
- Bills and council tax will be split equally, they generally come to about £60 pm (bills) and £100 pm (council tax).
- We have an extremely good relationship with the landlord (as we have lived here for over 4 years). There is no agent.
- We also know and have great relationships with all of the neighbours (most of whom own their flat).

People:
You will be living with me, a 26 year old female lawyer who has lived here for 2 years. I am Australian and have been living in London for 3.5 years. My interests include eating out with friends, going for cute walks around London, listening to music, staying active, going out every once in a while, holidays to warm places, etc. You will be replacing my friend who is sadly moving out after 4 years in the flat.

We are very easy going, friendly, sociable, often out and about but will chill in the living room when we're home, cook a couple nights a week, sometimes have friends over, try to keep the flat clean/tidy, it is all very relaxed and easy.

We love the flat and would love to find someone who can continue this vibe, is generally easy going, respectful, communicative and flexible, and will take care of the flat and love it as much as we do.
