Double Bedroom in a 3 bed flat! Train 1 min away!

Me and my flatmate Luke are looking for someone to take over a room in our flat, as our most recent flatmate is moving out! The contract will be 12 months and you would be properly signed onto the contract with a deposit needing to be paid, with references etc. We have been here for 3 years and love the flat, so wish to stay on! :)

We live on the 1st floor above an Indian takeaway on the high street, right next to Earlsfield station (about 1 min walk away).

Location is super handy to get everywhere, in and out of London, as is only one stop from Clapham Junction, Wandsworth, Tooting, Wimbledon or 3 to Waterloo.

The room has a double bed, and is spacious enough to have a desk also and be comfortable. Wooden flooring and a small ish window. Only the bed, wardrobe and side table will be included, no other furniture, but you are welcome to bring your own of course!

We do not have a lounge space, but generally use the kitchen to chat in if we're in the house at the same time, or the rooftop balcony out back! It's a decent outdoor space, with room for chairs and table, nice to sit out in, in the summer or have the door open while cooking! If you smoke, please do so outside.

I work varied hours, so am in and out of the house most of the time, and I do often go out to events/for drinks, so sometimes get back quite late, but of course do my best not to disturb!

Luke works daytime hours, so has the evenings and weekends free, and is usually around more than me. We both enjoy our own space and being in our rooms to chill, but enjoy a chat if passing in the house/cooking dinner etc.

We're both sociable people and love a drink/going for a roast on the occasion when we can find a time we're both free! But it isn't that often in reality! So if you're looking for an uber social house, this isn't really the case, as normally when I get back from work I just want to chill and watch TV! We don't mind having people back, as long as they are trusted by you, we are informed and they are respectful to us and the property.

Music wise I'm into punk/dub/reggae and love a gig and Luke likes R&B, afrobeats, garage, so quite different haha. We both get along well, as are just calm, chill people and have known each other for almost 10 years now! (Met at uni). I love my craft beers, plants and exploring. Luke loves the cinema, going for drinks also and the gym.

We're looking for someone with a similar mindset I guess, that can pay the rent and bills on time and just be a pleasant housemate!

We do have a lovely cat, she's a bit shy and not a bother.

The room would be £824 per month, not including bills. (Bills split between the 3 of us. So around/just over £900 pm all in all. Council tax is part of Wandsworth borough. There will be a deposit needed before moving in and signing the contract. Deposit is £769 and will need to be sent to the tenant moving out and the names will be switched on the contract.

The flat would be shared use of the bathroom, kitchen and balcony.
