I am so excited to be looking for a new flatmate to share my lovely little home with.

Rent: £890 per month. One-month deposit. Proof of regular income (i. e. employment) required.

Bills: Approximately £130 per month, including energy, gas, water, wifi, loo roll subscription and council tax. Bills are variable (as usage changed over the summer and I went travelling) but I can send a spreadsheet of charges over the last year if you need to get a better idea. I keep the spreadsheet organised monthly - I pay all the bills and update the spreadsheet, and you'd transfer me for half each month. I pay for a cleaner, but you would not be expected to contribute.

Term: One year (flexible)

Your room: Your room is furnished with a double bed, mattress, wardrobe, narrow shelving unit and small chest of drawers (two if you need). There is a shared cupboard in the living room, plus a shared coats peg and shoe rack in the hall. You are welcome to decorate the room however you like as the landlord is relaxed. Shelves and artwork on the walls are completely fine.

Your home: The flat has two double bedrooms, one shared bathroom, a kitchen, living room and a private terrace. The kitchen is fully equipped with an oven, fridge/freezer, lots of cupboard space and you can use my air fryer too. The living room is airy, gets lots of natural light and has recently had a fresh lick of paint. The terrace is lovely for reading (I have loungers!) or yoga in the sun on the weekends. The photos are not uploading in sufficient quality to Spareroom, so I have included limited photos for now, but once we are in contact, I have higher quality photos and videos of the flat which are more helpful via WhatsApp upon request. I am increasingly filling it with houseplants so bonus points if you can bring plants to the flat.

Your flatmate: I am 28, working as a lawyer. I have lived in this little flat for two years and I really love it. I have a longstanding tenancy agreement with the landlord over my room, as I wanted to live with a friend (in the other room) who could not commit to long-term. I'm still residing under that initial contract, and you'd get a one-year contract (flexible) over the other room.

I hope to find someone with a similar lifestyle, so that we click and feel like good friends, but also feel comfortable doing our own thing and respecting one another's space. My weekdays are fairly quiet as I work a lot but at the weekend I love spending time going out with friends, going to restaurants in the city, pottery, reading, fitness and nature, brunch, coffee - the usual.

Lifestyle: I work in the office 3-4 days a week and I work from home 1-2 days per week. I offer a chilled home life without smoking, parties and pets.

Travel: Loads of lime bikes get parked right outside. The flat is really well connected for commuting into London (as I do). Bus stop right on the door step for the 77 bus into London. 10 mins walk from Earlsfield station. Parking permits available from Wandsworth Council. I have a space where you can store your bike if you have one.

Local area: The local area has pubs, a huge shopping centre and cinema, big Sainsbury's, Tesco express and M&S within walking distance.

Viewings: Available on request. I would love give you a tour of the place when I am working from home. Next viewing dates are Fri 14th Nov and Sat 15th Nov.

Landlord and neighbours: The neighbours are lovely and the landlord is really lovely and quick to deal with issues.
