I'm sadly leaving my cosy double room to move in with my partner! I love this flat for its relatively peaceful but still lifey neighbourhood, and its proximity to Earlsfield/Tooting Broadway Stations, Garratt/Wimbledon Park, and Lidl/Tesco Express.

The 3 flatmates are super friendly - 2 work at St. George's Hospital (there on most weekdays), and one manages activities for international exchange students (50/50 WFH/office). We mix catching up in the evenings over dinner to keeping to ourselves. Not a party house, but friendly 😊

The room is furnished with:
1) a wardrobe (with ample storage space)
2) chest of draws
3) bed side table
4) bookshelf
5) double bed

**I will be taking the desk, ladder shelf, and additional bookshelf with me when I move.

One of my favourite features of the room is the window, which opens two ways - I have it all the way open in the summertime ☀️ It's west-facing, getting the most light at around 3pm. It's also the season when I'd pop literally downstairs to Garratt Park for lunch if I'm WFH :)

The flat itself:
- £770 /month
- Available from 1st March or earlier
- ALL Bills Included
- Regular Cleaner (every other week, included in the bill)
- Redecorated and refurbished
- Friendly professionals as flatmates
- Spacious communal kitchen area (includes 2 fridges, oven, gas hob, microwave etc.)
- High-speed Wi-Fi (Community Fibre, great for WFH)
- 1 bathroom + separate W. C. (works very well for a flat of 4)

More specifics about the area:
- Earlsfield Station (8min walk)
- Tooting Broadway Station (6min bus)
- Buses 44 (Victoria), 77 (Waterloo) and 270 (Putney) - can get to Southside Shopping Centre in 15-20 mins
- Short walk away from bars and pubs (e. g. the revered Leather Bottle), restaurants, cafés, off-licenses, Tesco/Lidl Express, Wimbledon football ground the the retail park.

Additionally, if your into fitness.
- Hybrid Gym - 7 mins walk away
- Gym Group - 10 mins walk away.

Admin bits to note:
**Must be working professionals (office worker, teacher, medical etc.). No students unless masters or employed (in professional office setting) - our landlord's ask!
**Our landlord will ask for a holding deposit of £150 (forming part of the full deposit) and a reference.
