Friendly & homely flat on Lordship Lane

Looking for someone clean, considerate and down to make the place homely with decoration. You'll be moving in with two friends so would love a sociable atmosphere but definitely appreciate our own downtime as well.
I'm Kat (21), I just graduated and will be looking for a full time job. The other flatmate is Maisy (22) she'll be in her final year studying at Camberwell and works part time in a café. She'll be moving in when the new contract starts (late August).
Your room is upstairs next to mine and it gets beautiful sunlight in the morning / throughout most of the day since it's SE facing. It's above the kitchen which is downstairs next to Maisy's room. You also have the quiet side of the flat since mine and Maisy's rooms look over the highstreet (despite that it's still relatively quiet cause it's such a chill area). The toilet and bathroom are separate and they're both next to the front door downstairs. We don't ever get any unexpected visits since you have to go through a locked gate to get to our front door (double the security !)

- Contract is for 12 months starting on the 27th August with the opportunity to move in asap since the current flatmate has already moved out and would like to sublet until the end of our current tenancy (my current flatmate has lived here for the past 3 years so the renewal process is fairly easy and smooth)

- Furniture included + more around the flat you can have if you need (chest of drawers, another closet, small coffee table etc)

- Rent is £700 per month

- Bills are around £50 (per person per month) in the summer and £70 in the winter (this includes water, gas, electricity and wi-fi)

- Council tax band C (if you're a student you won't have to pay this but if not you'll be splitting the bill with myself)

- No living room or garden but there is a little private outdoor area with tables and chairs which is shared with our lovely neighbours

- Bus stop is right across the street so travelling is really safe and easy

- 2min walk to Co-op and M&S. 10min walk to a big Sainsbury's. 20min walk to Lidl Peckham

- Loads of lovely cafes and pubs around, right across the street from East Dulwich Picture House
