The road has parking restrictions for 2 hours on weekdays, but a residential permit can be obtained and visitors parking can easily be arranged.

EPC update pending as current one was done prior to the loft conversion and extensive insulation to floors and walls on the first floor and the upgrade of double glazed windows in the kitchen space and the lounge. The loft is well insulated with double glazing and a completely new roof. I believe it will be a C when my current EPC runs out.

The property has gas central heating and and the boiler is approximately 7 years old and has a new thermostat for easy setting. Gas Safety Certificate is up to date. The flat heats up very quickly and is cozy in winter, in my experience.

All lighting is LED energy efficient and interconnected fire alarms are positioned throughout. The electrical consumer unit is new. The kitchen has a heat and Co2 sensor and kitchen appliances are all only 2 years old.. The cooker is electric and has an induction hob.

Extensive sound-proofing was done as part of the renovation, to improve privacy and reduce the travel of noise, typically common in Victorian conversions.

A refurbishment of the downstairs property was completed several months ago and is owner occupied, so the property is well cared for as are the neighbouring properties.

This is the only property I let out and I have been a landlord for over a decade and always consider and respond quickly to tenant needs. Deposit is held in a secure DPS account.
