Lovely double in East Dulwich house with garden

We are looking for a lovely third addition to our home!

You'd be sharing with:
Rosie, 27, social worker, social worker, loves charity shopping for cute plates and cups, loves a bbq and a glass of wine and a good chat hah!
Francesca, 30, musician, loves cooking, catching the sun, plants, being social, general DIY / creative stuff and also a good old chat hah!

We’ve both moved in recently and are looking for someone who’ll help us make it a home! We’re both house proud and clean, so it’s really important to us to find someone who is that too :).
We both love second hand little mugs and stuff and are into making the house look homely and cosy🤍
We’re both pretty sociable and are happy to have a social house, with respect for everyone, but equally appreciate a peaceful home. We give each other a heads up when someone’s coming over, which feels really nice and we want to keep that up with the new person too. Also very down to have bbqs and wine in the garden this summer 🌞

We’re looking for a working professional between 27 and 33 years old, who ideally doesn’t work from home, who wants to stay long term, and who can pass the agency checks.
We’re looking for a kind, clean, house proud, considerate human who’d like to be friends with their housemates 🌸
Someone who is open to communication, who’s considerate and who really wants to find a place to call home rather than a place to stay🌸

🛏️**the room**
North facing with a lovely view of the leafy garden🫶🏻
In build wardrobe storage with a shelf and a clothes rail. Good size too (~10m square).

🏡**the house**
Technically a flat but feels like a house. It’s a three bed with a lovely garden at the back and one at the front too!
It has 1.5 bathrooms (one next to your room with a toilet + and extra toilet)
A separate living room with lots of sunlight
A lovely kitchen
LOTS of storage space everywhere
It’s not the most modern but it’s quite well kept and the carpet is *actually* nice hah!

📍**location**
We’re in East Dulwich (SE22), a 10min walk from East Dulwich station, a 20min walk / 10min cycle to Peckham Rye, 10min cycle to Denmark Hill, and an 18min cycle to Brixton!
There’s a big Sainsbury’s a 10min walk away too, and it’s open til late!

💰**costs**
Rent: £625 pcm
Bills: +/- £140 pcm (water, council tax, gas, electric & wifi)
Deposit: £769
It’s with an agency but there are no fees and they’re pretty good actually :)

⏳**when**
The room will be available from the 1st of June and it’s a one year contract! We’re looking for someone who’s honestly planning to stay long term.
