My flatmate is moving out and I’m looking for a like-minded, considerate professional to take over two rooms in a calm, well-kept first-floor flat on a quiet residential street in SE22.
This setup is ideal if you work from home or simply want a bit of breathing space — you get a bedroom and a separate office/study, which is something of a unicorn in London.

🏡 The rooms on offer
You’ll have two rooms for your sole use:
- Double bedroom (fits a double bed, a small shelving unit, and chest of drawers) with a lovely feature fireplace
- Separate office / study with built-in wardrobe and storage, easily fitting a desk and bookcases
The rooms are unfurnished.
The shared areas are nicely kitted out and shared with one other person (me). Shared areas include:
Living / dining room (with a piano)
Kitchen
Bathroom
Attic storage (yes — actual storage!)
Shared entrance hallway
Garden, with our own private access door
No pets, non-smoking household.
The street is quiet and residential — mostly families — and at night you’re far more likely to hear foxes brawling than traffic. It’s a great balance of city access and countryside-like calm.
💷 Admin: rent & bills etc
Base rent (both rooms): £1,083 pcm
Rent due on the 7th of each month
Security deposit (this is based on the original rent at move-in - 50-50 split on 5 weeks' rent - deposit certificate available to check): £1,219
Approximate monthly bills:
Council tax: £69.50 (Band C)
Internet: £13.99
Water: £30
Energy (Octopus): ~£150–200 in winter, ~£80 in warmer months
Total bills approx. £260–270 pcm, depending on energy use.
References required by the landlord.

One of the best bits about living here is how much is within walking distance:
2 mins to a bakery, specialty coffee shop, and authentic Hong Kong restaurant
3 mins to leafy Peckham Rye Common (great for walks and runs)
5 mins to Goose Green
9 mins to Lordship Lane: Gail’s, Caffè Nero, M&S, butcher, cheesemonger, fishmonger, grocers, bookshops, cafés, Holland & Barrett
3 mins to Nisa Local
5 mins to Tesco Express
~20 mins to large Sainsbury’s
~20 mins to Dulwich Park
There is enough going on locally that some weekends I barely leave the area and simply enjoy being "out of town".

- Slow, quiet mornings with a cup of coffee
- Cosy evenings with tea, a book, and the occasional Kinder Bueno/M&S tiramisu
- A regular routine and a tidy, well-looked-after home
I enjoy great writing, proper V60 coffee, English breakfast tea, running, long walks with a podcast (How to Fail by Elizabeth Day is a favourite), classical music, reformer pilates/spin, cooking, travelling, and — yes — cleaning...
I love a good conversation and shared dinners, but don't expect daily socialising. Mutual ease and consideration matter more to me. The nature of my job means that there are periods where I'm rarely home during the week, others are quieter.
