Spacious Tidy Double Room in East Dulwich (SE22)

I have 1 spacious double room available immediately.
It is a 3 bed flat, and I rent my spare rooms because my partner works out of town and is only in every other weekend or so, and I am frequently out of town myself on business.
I am friendly and happy to chat or share the occasional glass of wine but do like my own space.
Shared kitchen and bathroom.
Electricity, gas, water council tax and TV license included. (Reasonable use of utilities is expected as excessive use will incur a surcharge.
The room is furnished with bed, wardrobe, computer desk and chair.
You DO need to provide consumables like soaps and t-rolls and your own linen (although if you are totally new to town I could provide your first set of bed linen), and to do your bit in keeping the shared areas clean and tidy.

Transport links are excellent with 4 buses, 3 of which run all night, 2 minutes walk to east Dulwich station. 5 minutes walk to Denmark Hill, 10 minutes bus ride to Camberwell and short direct connections to Elephant, London Bridge, Victoria, Waterloo and Euston.
24 hour superstore, park and gym on your doorstep and Peckham market is 10 minutes walk away, yet we are in a quiet cul-de-sac of blocks with free parking.
I am looking for a single tidy individuals, who are reasonable and tidy to live with.
No smoking within the flat please (but you can smoke on the balcony which by the way is lovely to sit and have dinner in during the summer)
and no pets.
