(Please only reply here and I will try my best to get back to everyone asap - apologies in advance if that takes a while).

I know first hand how stressful and horrendous finding a place to live is in London but I’ll try and make this as smooth as possible - that said please no time wasters - the landlord deals with things directly so after I have arranged a replacement you will then have to pass thorough checks from the landlord - employment, background, references etc - the landlord is very reasonable but also thorough and considerate as to who lives in his previous family home - they won’t just take anyone.

I’m Reece, sadly due to work reasons I have to leave this flat and relocate (I’m gutted honestly) - so my room is becoming available. It’s a 2 bedroom flat and Stephen will be staying on - he’s a lovely 29 year old Architect and is the perfect housemate: respectful, tidy, quiet, responsible and drama free. Into arts and culture.

There are 3 storage cupboards also in the flat.

The wardrobe and matching bedside table you see in the bedroom belong to me personally and I am selling them for £200 total - so if you want them left in your bedroom this can be arranged. They are gorgeous, very high quality and elegant - like this flat, I hope they can also go to a loving and appreciate home as sadly I can’t take them where I’m moving for work.
Also selling the desk you see in my bedroom - £50.

Flat comes as furnished like you see in the photos - the exception being the wardrobe and bedside table as mentioned above.

Some nice bits of antique furniture in the flat too.

Great comfortable mattress, new when I moved in 2 years ago.

Kitchen fully equipped including washing machine.

Separate large kitchen with balcony overlooking the communal garden.
Separate large bathroom with bath/shower. Separate large living room.
Bathroom was freshly decorated before we moved in 2 years ago - excellent water pressure and light bright bathroom.

There’s a real friendly community feel in the block with everyone looking out for one another and neighbours creating that communal feel. This is not the block of flats for late nights or loud music, gatherings etc, it’s peaceful and wholesome vibes so the landlord is certain he wants to maintain this - hence the thorough vetting process.

10 minute walk to Highgate tube.
10 minute walk to East Finchley tube. (Night tube too). Well connected by buses. You can be in central London in 20 mins. 25 minute cycle to central London too.
Short walk away from Hampstead Heath and “Millionaires Road”, the most expensive street in the UK.
Highgate wood 10 minute walk the opposite direction.
Very green neighbourhood in general, nice parks and coffee shops, book shops etc in any direction you walk in.

Highgate and East Finchley high streets about equal distance either direction. Lovey high streets - personal favourite is the East Finchley Pheonix cinema - independently run, local cinema that’s the oldest cinema in the country (I think..) or the lovely Italian Deli. Neighbourhood feels very safe.

£800 pcm rent not including bills, so + bills on top.

Double glazing and very warm flat naturally before turning the heating on, as it’s the top floor so benefits from the heating rising from below apartments.

This place is a real catch and I’m very sad to be leaving, the flat is perfect, Stephen is great and the neighbour is idyllic.

If this doesn’t work out for you I wish you all the best with your search, I know how dreadful London housing is right now.

As I said, I am trying to find a suitable replacement and will then lias with the landlord about passing you onto them - they will then take the reigns in terms of reference checks etc and the final decision will be up to them. This could mean that the move in date might be delayed a little as the landlord has to approve everything but hopefully should all be smooth sailing.
