2 bedrooms Available in a Lovely Residential

We have two rooms available in our three bedroom flat (We are looking to fill just one room but new tenant has a choice in which room they want): large room is £955 per month and small room is £775 per month. This is not including bills.
Bills: £70.44 council tax, £13.50 water, gas & electricity varies about £25-35 per month. We have to set up a new wifi through virgin, this will probably be £14 per month.
10-15 min to Highgate or East Finchley Northern Line stations. 15 min walk away from Hampstead Heath. Very residential, safe and quiet area.
Our ground floor flat has three bedrooms, a large shared living room, kitchen with dishwasher and washer/dryer, two toilets, one shower/bathtub. Big communal garden that the bedroom windows open up to. The small bedroom tenant also has two additional storage closets.
You will be living with myself (F) and another American (F), we are both American on the Graduate Visa. I work as a Retail Supervisor in Spitalfields, and my flatmate work as a Front of House Stock Supervisor for a West End theatre. We like to keep the flat tidy and keep to ourselves for the most part but also very friendly and love going to pubs in the Highgate Village. We are looking for one tenant to take either the small or large room and then I will be taking the other room, available 01 November.
Deposit is equivalent to one months rent.
