Features of the property:

The furnished flat has double glazing throughout, gas central heating and a private balcony. There is an entry phone giving you control over who enters the building. It is carpeted throughout, with the exception of the bathroom and kitchen where the floors are tiled to a very high standard.

There are 2 double bedrooms, both with double beds, with plenty of built-in and free-standing wardrobe storage. One of the rooms has wiring for the Sky TV connection from the living room and a secret storage space for hiding valuables.

The semi-open kitchen, with gas hob, electric oven and a built-in 60/40 fridge freezer, opens onto the spacious lounge area, which has an L-shaped sofa which opens up to make a good double bed. There is a dining table and plenty of shelf space. The lounge also exits onto a private balcony with space for sitting and hanging washing.

As with the rest of the flat, the bathroom is decorated to a high standard with a relaxing bath and overhead shower.

Features of the area:

The flat is directly opposite an NHS clinic and within a mile of East Finchley Tube Station on the Northern Line (Zone 3). Other Tube stations in easy reach are Finchley Central and West Finchley. At the foot of the road is a regular bus link that runs between Barnet Hospital and Archway. East Finchley Tube Station is on the N20 Night Bus route.

The local shops in East Finchley are a favourite of mine because or their independent nature. A handful of chains survive but there are some lovely cafés, restaurant and shops that add more character to the area than found on most high streets. It also boasts the Phoenix Cinema, which is the oldest independent cinema in England.

There is a large 24 hour Tesco within a mile with a petrol station, and just the other side of the North Circular is the North Finchley Lido where there is a local authority gym and swimming pool (indoor and outdoor). There is also a bowling alley, cinema and restaurants that include Ask Pizza, Wagamama's, Nando's, Pizza Hut, Chimichanga's and McDonalds.

The flat is close to a number of primary and secondary schools and within walking distance of a variety of parks and green, open spaces.

The property is in Council Tax Band C.

Though I am renting the flat privately, the referencing would be carried out by an estate agency for which there would be a charge of approximately £100 for the tenant.
