A completely private lodging (shared entrance hall only), ideal if you value your own space, order, and peace.
The rest of the flat is occupied only by me and my calm, easy-going 8-year-old.
7-minute walk to East Finchley tube (Zone 3) and convenient location 1 minute to the High Street with all the shops.
THE ROOM
As seen in photos: (the antigue brown chair no longer in the room)
• Loft bed with double 135cm mattress (183cm standing space underneath and 80cm sit up space on bed)
• Regular floor bed can be arranged underneath if preferred
• Laundry racks, plenty shoe storage, large suitcase storage in the room
• Always warmly heated all year round
• No bedding or bed linen provided (available to borrow short-term if needed)
KITCHENETTE (inside the room)
• Double electric hob with extractor vented outside, no lingering smells
• Sink + built-in washing machine
• Mini fridge with small freezer (space for a second unit like a freezer if needed, looking to potentially also buy combo microwave oven)
• Kettle, basic crockery, small pot + steamer pot provided but bring your own pots & pans if you need more
NOTICE, DEPOSIT, SHORT STAYS & FLEXIBILITY
• One full calendar month’s notice required.
• The rent is payable for the calendar month ahead on the 28th each month.
The deposit is not used as last months rent.
• Six months or longer stays preferred, though 1–3 months can be agreed
• To accommodate short stays a £125 re-advertising short stay fee is included in the listed deposit. This is to cover costly re-advertising of the room after only a short stay between 1-12 months.
However, the £125 will be fully refunded if you stay 13+ months.
• GIVING NOTICE: if you can, I kindly ask please do avoid giving notice during December or August, as we’re away during school holidays and it is difficult to arrange viewings remotely.

• Close the front door gently — a soft click is enough; no need to slam or push hard🙏
BILLS & UTILITIES
Hassle free living with bills and utilities included for single occupancy, where the resident does not work from home.
An additional monthly charge does apply for double occupancy or if the resident works from home.
