Rachael, 31 has lived in the home since August 2024. Originally from Scotland, she teaches Physical Education at a local secondary school.

APPLICANT REQUIREMENTS

1) Full time working professionals only, with an annual income exceeding £35,000.00 for affordability. Income exceeding £45,000.00 is preferred.

2) Minimum let is 6 months. Longer term let intention is preferred.

3) Non-smokers only.

4) Minimum age is 21 years old. 25+ years is preferred.

APPLICATION PROCESS

1) Please get in touch to arrange an in-person viewing. First viewings will be held on Sunday 2nd November. Due to demand, virtual viewings are not possible.

2) Post viewing, suitable applicants can make a fully refundable £300.00 holding deposit to proceed to referencing/suitability checks.

3) On receipt of the holding deposit, all relevant draft documentation will be provided, and referencing/suitability checks will commence – these can be as quick as 24 hours for a motivated applicant.

4) Post referencing, the successful applicant will receive an offer to let and can proceed to pay the full security deposit (a further £1,000.00) to secure the space. All unsuccessful applicants or successful applicants who choose not to proceed will have their £300.00 holding deposit returned within 5 working days.

FAQS

1) Does the bedroom include a bed and mattress?

Yes, if required and it will be fitted before the move-in date. Alternatively, you can provide your own bed and mattress. If required, the room also includes a wall mounted 4k TV which will be fitted before the move-in date.

2) Can I store large items at the property?

For the fair enjoyment of the home by everyone, except for home décor, personal items must be kept in the exclusive rooms and numerous designated storage areas provided in the shared areas of the property.

3) Can I store my bicycle?

Yes, but only in the exclusive rooms or outside in the side alley of the house, which is kept secure by a 2-meter-high security gate.

4) How much are Utility Bills and Council Tax?

Over the last 12 months, all bills (Electric, Gas, Water, Internet and Council Tax) were just under £100/month per person (split evenly between 4 people).
