Room to rent - Central park estate -High spec

I have two rooms (Bedroom 2/3 on floorplan) sizes quoted on floorplan picture. but will be renting one room first to see how things No couples.

I have renovated my house to a high spec and live in so I would ideally want someone who is respectful and looking for a long term place to rent.

I have a separate living lounge which I'd keep for myself, but have a kitchen diner area that accomodates having a lounge area for renters.

Bills are included (excluding council tax which is £50pcm), 1GBPS broadband, and 2 bathrooms.

This is my home, so it's not a cheap rental . I've spent money to make it nice and I'd be happy to have someone who appreciates and can respect that.

I am looking to rent as soon as possible, but will wait for the right person as I hope for them to be able to stay long term.

It's a great location and is 5 minutes from central park, 15 minutes either way from East Ham underground or Upton Park underground(district line)
