I'm advertising a room in my home as lodger arrangement with all bills included for £1250. I also provide household essentials such as toilet paper and cleaning products when you pay this amount.

I am open to reducing the rent to £1000 per month if you are happy to split bills and purchase your own amenities.
Bills breakdown: Council tax £74, Wifi £14, Heating £40, Water £20, Electricity £40, cleaner £54.
These figures are per person so represent your share. Electricity, water and heating costs fluctuate based on our usage and the time of the year, the rest are fixed.

You will have full use of your room and all social areas, plus your own private toilet (main bathroom is shared). No smoking inside the flat and no couples please.

Your flatmates
I am the homeowner, 35, and live in the flat with my cat Chanel, joint homeowner aged 4. I added a photo of Chanel by popular request! You will need to be comfortable with cats. You do not need to care for her in any way and when I travel I take her to a sitter, but she is very inquisitive and will be hard to avoid.

A bit about me - I am a florist and also work a 9 to 5 role in the legal team of a housing association. I am friendly and easygoing but will leave you to do your own thing. I have friends or my partner over occasionally and you are very welcome to do the same. We just need to respect shared spaces by keeping them clean and keeping noise reasonable. A cleaner comes twice a month. Ideally I am looking for someone with minimal belongings as the flat is fully furnished, although there is space for an additional storage in your room if needed.

I work from home in the living room two days a week and I am happy to live with someone who mostly works from home.

The arrangement
I am not asking for a deposit. Please be mindful that this is my home and treat it as you would your own. In some cases a £500 holding fee may apply. This would be taken after you have viewed the property and confirmed you would like to stay. For example, if you view on 1 January but plan to move in on 26 January, the payment acts as a holding fee to secure the room and avoid last minute cancellations. If you view and move in within a few days, the following month’s rent would be due on your move in date and no holding fee would be required.

If the £500 is required, it will be deducted from your first rent payment on your move in date. There is no fixed term and you can leave with two weeks’ notice.

Women preferred please, as Chanel is not comfortable living with men.

Flat/room details
The double bedroom is furnished with a bed, armchair, desk, chair, clothing rail and chest of drawers. Any additional items shown in the photos, such as the TV, belonged to the previous lodger.

There are two toilets in the flat, one is next to your room and will only be used by you. The bath and shower are shared. The kitchen includes a microwave, air fryer, coffee grinder, induction hob, ice cream maker, fridge freezer, dishwasher and washer dryer, plates, glasses/mugs and cookware. You have full use of all of these. There is a large wraparound terrace. The living room has a 50 inch TV with Fire Stick and streaming apps. WiFi is fast. The building has a concierge for parcels and a small gym.

The area
East India DLR and Canning Town stations are around a 10 minute walk. There are frequent buses nearby. No parking space is available but people in the development often rent their space out. It is a great location for accessing Canary Wharf and Central London.
