Hi All! Regrettably I am moving out of the master bedroom in our luxury new build flat as I am heading to another city for a work opportunity.
(nb: given the amount of interest in the flat it is tricky to reply to everyone quickly but I will do my best to get back to you as soon as I can)
The Room:
The master bedroom (bedroom 2 on the floor plan, see photos) is well lit with natural light and comes furnished. It has a large wardrobe, double bed, full length mirror, separate built in cupboards, bedside tables, chair and desk. The private bathroom for the master bedroom has both a rainfall shower head and a handheld shower head function, both with great water pressure.
The Flat:
It is a beautiful and spacious 3 room apartment (2 bedroom, 2 bathroom and large living room/kitchen - 761 sq ft) filled with natural light. It has incredible views of London’s city skyline and modern built in appliances (including separate washer and dryer).
The amenities for the residents are incredible. There is a 24/7 concierge and security, resident only gym, Yoga Studio (including classes), home cinema, dining and event hall, residents lounge, two rooftop terraces, two co-working spaces on both level 10 and the ground floor (including drop in pods to take private calls). Bike facilities are available for use.
East Village:
The flat (zone 2) is in a safe and communal area with lots of green spaces, young professionals and families - 5 minute walk to Stratford International Station (DLR), 10 minutes walk away from Stratford Station (Elizabeth, Jubilee, Central and Overground). It overlooks Queen Elizabeth Olympic park next door and has great running tracks, the velodrome and olympic park. Westfield Shopping Centre is nearby as well as the dining precinct within East Village with lots of cafes and restaurants (I recommend Bamboo Mat for restaurants and the Hand Cafe for Coffee - both of which are next door). Sainsburys (Local), Waitrose and M&S are 5-10 minutes walk away.
You will be sharing the flat with one other flatmate, the excellent Alison (Australian, 33, a Lawyer), my good friend and former colleague who is outgoing, enjoys a range of sports, travel as well as a relaxing night in. We are looking for someone between 25-36, easy going and a working professional. Please tell us a bit about yourself when reaching out via message (as well as your best joke). No couples sorry.
Move in Date
The room is available from 30 September 2024. Have to start the process early as Get Living has set credit check time frames (see section below).
Important Info - Landlord Checks:
As mentioned above, to take over the tenancy you will have to do various rent checks/credit checks with Get Living, the landlord (which operates and runs build to rent buildings - they use Canopy Rent App).
You have to earn an annual salary of at least £42,000 (30 x your rent share PCM) to pass their checks (with employer verification) Must have an excellent credit score. If you fail the credit check they may still consider you but you must have a UK based guarantor (who must earn at least £100,000 +).
Once joining the tenancy there is a resident only break clause meaning you will have certainty on the lease for at least 2 years. Note also the building is managed by the Get Living Team so you never have to deal with letting agents (as much as everyone loves Foxtons).
Rent and Bills
Rent is £1400 per calendar month. Deposit is £1554.81. Bills are approx. £170 per calendar month (Council tax band D). Internet is complimentary. Annually, the landlord can increase the rent between 3% to 9% (capped) but they have not done so to date.
