Description
The rooms will be available from the 1st September 2025.
The rooms available are Bedroom 2 and Bedroom 3 on the floorplan. Both bedrooms are £1215/month. Bills are roughly £100 - 150/month (Newham Council Tax Band D) and the WiFi is included in the rent. There is no deposit providing you pass the referencing checks. They are available separately or together.
The new tenant’s name would replace the previous flatmates on the tenancy, which is likely to take a couple weeks. As part of this process, the landlord will require a minimum income of £36,100 and a Good credit score for any new tenant. The current tenancy will end in March 2027, with a break clause up until 3 months before the end of the contract.
The Bedrooms
Bedrooms 2 and 3 are a medium size (roughly 13sqm) with space for a small desk in the room if desired. These two bedrooms share the main bathroom.
Bedroom 2 comes furnished with a king bed, while Bedroom 3 comes furnished with a double bed. Both bedrooms come furnished with a large built-in wardrobe, chest of drawers and two side tables. Their windows face into the interior courtyard; there is occasional noise from children playing, especially on weekends and during school holidays, but otherwise suitably quiet to work from home.
The Flat
Modern 3rd floor (accessible by lift), 3-bedroom flat in the East Village neighbourhood in Stratford, London. Open-plan kitchen living room with modern appliances, 6-person dining table, two large comfortable sofas and TV stand.
The flat has underfloor heating, double-glazing with large floor-to-ceiling windows in all the rooms, a large balcony open on two sides. It is equipped with a dishwasher and washer-dryer.
The property is managed by Get Living. They are generally responsive but otherwise hands-off landlords, with dedicated maintenance staff who will respond to a maintenance request within 24 hours. Parking in the garage below the building is available at an additional monthly cost.
Location
There are lots of lovely cafes and independent restaurants near the flat. There is a local Sainsbury, a medium sized Waitrose and M&S nearby in the Westfield shopping centre, and a large ASDA a 20 minute walk away. Near to the Olympic Park, 15 minute walk to Hackney Wick and 25 minute walk to Victoria Park.
Transport Connections
15 minute walk to Stratford station, which has the Jubilee, Central, Mildmay and Elizabeth lines, two DLR lines and National Rail connections to the East of England.
