Hey!

Looking for someone to take over my room in east village Stratford. The room available is a large room and comes with a king size bed, mattress, triple wardrobe, 2 bedsides cabinets and a set of drawers. Please note the desk, chair and mirror in the pictures are not included however open to leaving at an additional cost.

Current flatmates are 2 working female professionals at 29 and 30. Easy going girls, easy to get along with.

You would be sharing the main bathroom with one other which includes a bath. Shared living spaces include a spacious living and kitchen dining areas. The main amazing point of this flat i the terrace you have access too which has furniture already there purchased by the existing flatmates. The bedroom available also has access directly onto the terrace which is a lovely little plus and catches the sun in the afternoon.

The flat comes with everything you may already need eg plates, cutlery etc with the living area and kitchen being furnished also with sofas, coffee table and tv unit.

The rent is £1048.19pm (this is likely to increase inline with CPI yearly, last time was a 3% increase) which is payable to get living the commercial landlord so super easy and efficient getting anything sorted you may need. The deposit is £1246 and payable to the tenant moving out, this is outlined in get livings tenancy transfer guide which we will share with you. Once all parties have signed the agreement get living then transfer the deposit held securely by TDS into your name.

**Affordability** for incoming applicant – Please note that we require you to demonstrate that your gross annual earnings are at least **30 times** an equal rent share and you have a credit score of good or excellent. If you are unable to satisfy this requirement we may still be prepared to approve the transfer, but we might ask you to provide a guarantor.
