Are you clean, tidy, considerate? Do you want to live in a quiet house with one other woman and two slightly annoying cats?
I'm (female) looking for a single female to be a lodger in the lovely ground floor front room in my home from 8 December ideally, although my current lodger can be flexible and move earlier (she's going home).
Room is double for one person Mon - Fri £450 or £700 full-time including bills (gas, electric, water, broadband etc) per month.
I am open to short term lodgers of 2 months or less at £210 per week.
Room is furnished - I've got a king size divan and eve mattress. Clothing rack, large chest of drawers, armchair, small table, bedside table and shelving provided.
Looking for someone conscientious, it's the little things like not leaving piles of washing up in the sink or the kitchen and bathroom in a state. Cleaning's boring enough when it's your own stuff. To that end: there is a dishwasher and I provide all cleaning products bar laundry detergent.
There's a dining room to eat in, but no communal TV watching space, I'm afraid. TV licence is included if you like to lounge in bed watching iPlayer like I sometimes do. Access to dining room, bathroom and kitchen, with:
- dishwasher
- washing machine
- heat pump tumble dryer (slow but energy efficient and large).
Would suit someone independent, quiet, clean & who sees this as a convenient stepping stone and does not plan on parties, lots of late nights or having frequent late night visitors. I work 8.30 to 6.30, from home and the office, and at the weekends I tend to get up early and go to yoga. That isn't compatible with a party animal, sorry!
This is not an HMO, it is my home. That means while there is access to diner, kitchen - there isn't the same control or use of space and decor you might have in a houseshare or your own place. Storage is limited to one (big, the biggest) double kitchen cupboard, space in the bathroom and on the shoe rack in the hall.
Benefits are: house is owned by someone who cares about the place, cheap rent, cleaning products and loo roll included, flexibility to move out with reasonable notice (set out in the lodging agreement). Plus, cats. I have two cats, Ozzy and Peanut and apart from those two, it is really peaceful here and I want it to stay that way.
Contract is a lodging agreement, terms include leaving communal areas clean, clear and dry after use; quiet hours 11pm to 6.30am (no midnight showers, tumbledryers, hoovers or soundsystems). If this feels restrictive, this probably isn't the place for you.

No smokers, vapers or troublemakers. I will need references from your previous landlord and ID.
