Quiet Mon-Fri for Female from Oct

I'm looking for a non-smoking female lodger for 1 - 6 months in the lovely ground floor front room in my home, shared with me and my two cats. Weekday only 450pcm, including bills.

This is a lodging, not an assured tenancy or an HMO - I live here and own the property & you would be the only other person living here. The agreement is a lodging agreement with 1 mth's notice either way.

Room is double for one person, with a king size divan and eve mattress. Clothing rack, large chest of drawers, armchair, small table, bedside table and shelving provided.

Looking for someone conscientious, it's the little things like not crashing about past midnight every night or leaving the kitchen and bathroom in a mess.

There's a dining room to eat in, but no communal TV watching space, I'm afraid. TV licence is included if you like to lounge in bed watching iPlayer like I sometimes do. Access to dining room, bathroom and kitchen, with:
- dishwasher
- washing machine
- heat pump tumble dryer (slow but energy efficient and large).

Would suit someone independent, quiet & clean. This could be a convenient stepping stone while you are on a placement at the hospital, or working short term more centrally, or while you find your bearings in the city.

If you're into parties, late nights and having late night visitors, this is not for you. There's an expectation of quiet hours between 11pm and 7am and that's in the lodging agreement for both of us.

All bills, cleaning products and loo roll included.

Contract is a lodging agreement.
