2 double rooms in Victorian house with garden Elephant & Castle (zone 1)

I am looking for two lodgers to share my house with me, Brandon Street SE17. I have 2 double rooms available, each single occupancy; the large Queen double room is available now for immediate rent, and the standard double from July.

The standard double room is at the back of the house and overlooks the garden; the large Queen double room is at the front, street-facing side of the house and overlooks a small park. The house has some of the best transport connections in central London. It is less than 10 mins’ walk from both Elephant & Castle tube/overground (zone 1) and Kennington tube (zone 2) and is on a street adjacent to East Street market and the Walworth Road with all their shops and amenities; it is also next to the new Elephant Park development with its restaurants and trendy bars and cafes. The house, a 3-bedroom Victorian cottage, has been newly decorated and is fully refurbished.

RENT: rental period is flexible : I prefer a minimum of 6 months’ contract but will consider less/month-by-month – all depending on how long you are planning to stay. One month’s rent as a deposit; one month’s notice if you plan to leave.

LARGE QUEEN BEDROOM: £1200 per month available now.
STANDARD DOUBLE BEDROOM: £1000 per month available from July 1st.

Both rents to include all utility bills (gas, electricity, water, wi-fi) and council tax. No big agency or tenancy fees

PLEASE NOTE: Each room is available for 1 person only and cannot be shared between two people.

ROOMS:
The rooms are furnished and come with double beds; both beds have new mattresses; I can also supply bedding/pillows if needed. Each bedroom has a wardrobe, clothes’ rail, bedside table, desk with chair and lamp.

HOUSE:
Ground floor: an open-plan kitchen and living/dining room with dining table and two sofas, sliding doors opening out onto a garden area with integrated seating. There is a front room facing out onto the street which is my home office workspace.
1st floor: Both lodger bedrooms and shower/utility room.
2nd (top) floor: My bedroom and en-suite bathroom
Communal areas include: 1st-floor shower/utility room, kitchen and living/dining room; and the garden

I fully refurbished and decorated the house the year before last. The living room incorporates a sleek, modern kitchen, with plenty of cupboard space, fitted with top-range Bosch/AEG appliances. All amenities are new and include: a new Samsung flat-screen television, microwave, iron and ironing board, Bosch washer/dryer (in utility room), Bosch dishwasher, AEG oven with built-in steam oven, Bosch hob, toaster, food processor, blender; and brand new large LG fridge-freezer.

HOUSEMATE AND DOUGAL THE DOG:
You will be sharing my house with me and one other lodger. It is a no smoking household. I am a college lecturer, very easy-going. I am looking for people who are mature, tidy, trustworthy, friendly and respectful. This is not really a “student” party house!! I will ask for references: I look after an elderly relative so am often away from London, and therefore need lodgers whom I can trust to “look after” the house whilst I’m away.
Finally, but very importantly, you will also need to be dog-friendly as we (my partner and I) have a dog, called Dougal. He does not live permanently in the house in London, he lives at my partner’s house, but he does come to stay at the house a few times each year for a couple of days each time! He is incredibly placid, easy-going and gentle; and loves all living creatures!! If you like dogs, you will love him!
