🧔‍♂️ About me: sadly leaving this incredible flat after 1.5 year as I am looking to move with my girlfriend. I have been loving this flat so much that I am now looking for a similar 1 bedroom apartments in the same building so I will be a few floors away in case you need any help with anything! The room has been perfect for home working and has considerable storage space (3 sets of drawers, wardrobe, space under bed). Everything is in perfect conditions and the terrace is a game changer for the summer!

🏡 About your future flatmates: 24 year old male Canadian and Aussie flatmates. They really like having a chill and relaxed atmosphere in the flat. They enjoy hanging together in front of a good show or in front of a game, with a nice wine or coffee. We always enjoyed the occasional walks, bars/dinners or bubble teas. They are often out exploring London, going on sports adventures and socialising with other residents in the building. Everyone also enjoys the nice quiet alone nights as London can be exhausting sometimes.

🏢 About the building: The building also includes a techno-gym, two co-working lounges (that can be booked for parties with friends or receptions), a gaming room, a garden and a reception (to receive your delivery and security service). Bars and shops around are the nicest to local residents and do everything they can to create a nice community. The reception is also very welcoming and responsive. 24/7 maintenance with responses at highest standards within 24 hours.

📍About the area: This amazing flat is based in Elephant and Castle, right by Elephant Park. This new built flat has the view on a beautiful podium garden (flat is on the 1st floor!). The area has been booming considerably over the last few months/years and there are plenty of places to hang, have a drink, nice food or have some fun just at the ground floor of the building. Locals would also know that we are only a little walk away from Mercato Metropolitano. Only a short walk to Waterloo (10 min), London Bridge (20 min) or Liverpool Street (30 min) if you are working in these areas and want to avoid rush hours!

💵 About the contract: The room has a rent of £1,396 per month (until January 2025), with approximately additional £150 monthly in bills (max), that include council tax, water, EE wifi, and electricity. EPC rating is B so you’ll be very well insulated from boiling and freezing London.
POSSIBILITY TO RENEW for an already agreed fixed rate every year! Easy renewal in a year if you like the place - I did it by myself last January and had 0 issues, the agency has been very helpful.
Other boring detail but important: if you want to pass the financial check with agency, you will need to have a salary of at least £40k (or fill the gap with savings).
