1 bedroom avaiable in a 2-bed flat, can be ensuite

Hi everyone,
I went to see this flat today and hoping to put in an offer ASAP so looking for a flatmate. IMPORTANT *Please only apply if you're working FULL TIME and earn above £45,000/year, otherwise won't pass the agency's referencing*

THE FLAT:
It's a 2-bed, 2 bath with a shared living room and a winter garden. Built-in wardrobes, underfloor heating, fully equipped kitchen. I met the owners today, they're lovely. Move in date in October. Bills are NOT included. Council tax band D or E, I need to confirm.

One of the bedrooms is en-suite, happy to discuss who takes which one and how we split rent! Flat is north-west facing so the bedrooms get the afternoon sun. Winter garden has the BEST views for the NYE fireworks over the London Eye AND Tower Bridge!

LOCATION:
2 mins from Elephant & Castle and Mercato Metropolitano, 8 mins to Borough, 15 mins to London Bridge

ABOUT ME:
32 year-old Hungarian girl, Londoner since 2018, lived in the Netherlands, Australia and Paris before moving here. I work in financial services marketing in the city, 2-3 days in the office, the rest WFH. I love travelling and exploring places (or London), meeting people, snowboarding, running and going to the gym. I'm an early bird but as quiet as possible so this has never been an issue with previous flatmates. I'm always up for going out for drinks or brunch but equally happy to stay in and do nothing.

YOU:
Ideally someone friendly who's in a similar life stage! I don't mind if you're a guy or a girl but late 20s/early 30s and hybrid working would be nice as I found it a great fit in shared flats over the years. I'd also hope you'd be OK if my best friend or Mum came to visit and stayed over and I'd 100% do the same if you had family/friends over.
