Two large rooms with own separate bathroom.
Hullo. I live in a lovely house on a quiet residential street in Elephant & Castle. Because the landlord operates almost like a housing association the rent is reeeelatively low so the current arrangement for two people is essentially half a maisonette each with a shared kitchen: two rooms and a bathroom each (this didn’t fit very neatly into SpareRoom’s options).
The layout prevents each set of rooms from being completely self contained but you’d have the top floor to yourself with your own bathroom (bath/shower) on the floor below. I have the two rooms on the lower floor and my own separate shower room.
I am also open to the idea of a couple or two friends and we'd come to a different arrangement about sharing the living room and divvying up the rent.
Details:
Your share of the rent including bills will be £1300 pcm, rising to £1465 in March 2025 because of a contractual rent increase. The contract then runs to 27th March 2026 with one month's notice to leave before that. Includes council tax, fast broadband and TV licence.
The rooms are light, double bedrooms. The front one gets the morning sun and the back one the afternoon. They are ... sort of furnished: there’s a small settee, a double bed (optional), two sets of wonky shelves (very optional) and lots of built in storage space. The walls are currently white but you can paint them if you wish.
Update: the small armchair in the photos is also optional apparently; this is turning out to be more furnished than I thought!
The kitchen has an electric oven and hob, fridge freezer and a washer/dryer.
The landlord has many properties in the area and they respond quickly to problems.
Sadly there is no outdoor space in the house but there are lots of parks close at hand including both Burgess and Kennington parks within 10 minutes’ walk.
Locality:
Tube and rail are also within 10 mins’ walk (E&C and Kennington). There are plenty of bus routes nearby but you can walk to Waterloo, Blackfriars and London Bridge in 25 minutes, the West End and the City in about 45. There is a bike hangar in the street and you can apply to the council for a space, but there’s room in the hallway if that fails.

I work in local government and am creative in my spare time with writing, cartooning and digital music.
I’m in the office twice a week and away for the weekend once a month. Out a few evenings each week give or take; enjoy pubs, books, cinema and art but detest sport. Into nail polish and house plants.
I will respect your space and am laid back about having people over. The arrangement in the house enables fairly separate living but I’m hoping this will feel like a home for both of us. Completely up for doing housematey things if it flows that way but c’est la vie if it doesn’t.

Environmentally conscious.
Preferably not working from home every day.
Age is not important as I have friends of all ages. Nor is background.
