About me
I am a professional designer and live-in landlord looking for a female lodger to share my 2-bed flat in Elephant & Castle. This is my permanent home, so I am looking for someone who values a peaceful, tidy, and clean environment.
Being communicative and respecting each other’s space is very important to me. Please note that this is not a party house, and being a non-smoker is a pre-requisite. Ideally, you are a professional seeking a stable, long-term home (1 year+).
----------
Location
📍 Situated within 2 minutes away from Elephant & Castle Thameslink Station and roughly 7 minutes walk to Elephant & Castle underground station. (Access via Bakerloo & Northern Line)
🚌 Good bus links to Central London - 63 to Kings Cross; 133 to Holborn; 176/188 to Tottenham Court Road
🚪South and west facing flat with plenty of natural light in the Ensuite Double room.✨
Amenities
☎️ 24 hour concierge desk with a dedicated Parcelsafe system for all parcel/deliveries. Bike storage also available for cyclists.
🎽 Gym & Business Lounge located on 1/F: For all your fitness and WFH needs.
🌳 Rooftop Sky garden, Dining Room & Games Room on 24/F: enjoy the breathtaking views of London after work or host a private party using the dining room.
About your room
🏠 An ensuite room with walk-in closet, furnished with a double bed, work desk, chest of drawers and swivel chair. Blackout roll up blinds will be installed, windows are triple glazed to ensure good insulation. Your bathroom is located right next to the closet, giving you 100% privacy.
About the flat
🍳 Kitchen appliances and furniture only used for 1.5 years, includes a Siemens dishwasher, induction hob, microwave and oven. I also own a Ninja Airfryer which I'll be happy to share.
💧 Given the hard water in Central London, I have installed a Harvey water softener. Soft water is better for your skin and hair and prevents limescale build-up over time. The maintenance costs (salt and filters) are included in the rent.
👔 There is a utilities cupboard which is located near the front door and has a washing machine with dryer function.
💰 Rent: £1,600 per month (Includes Council Tax*, Wifi, Water and Internet) - Electricity & Heating are excluded, but they come up to around £40-50 monthly.
*This flat is Council Tax Band E.
Deposit: One month's rent in advance.
References are required. (e. g. proof of ongoing employment/previous landlord references/right to rent in UK)
✉️ For your reference, this was the feedback from my previous lodger, who has now moved to her new home:
"I found this place on SpareRoom and have lived with Virginia Ma for around 1.5 years. I highly recommend living with her.
Virginia is an excellent flatmate and landlord to live with. She maintains a stable routine and is a great team player when it comes to keeping the flat clean and tidy. She is warm, kind, and organized who is a talented professional designer.
Virginia really respects a quiet living space, which was perfect for me as a full-time worker. She always notifies me a couple of days in advance when she has guests coming over, which I appreciated. This is not a party house. It’s not common to see male guests, which made me feel safe as a female tenant. The flat also offers soft water system and the bathroom and bedroom is really spacious and sunny.
The flat is excellently located near multiple grocery stores, including three Chinese supermarkets, one Sainsbury’s, and a Lidl within reasonable distance. There’s also a Gail’s Café, a bookstore, a gift store, and a plant store all within a three-minute walk. There’s also 5 min walking distance to train and underground. The building is surrounded by green park areas and offers excellent amenities: 24-hour security, parcel collection services, a 24-hour gym, and a rooftop working area with views of the London skyline. There’s also a public play room with a pool table and table football, as well as secure bicycle storage, which is very convenient for cyclists.
I would highly recommend living here."
