Large double room in Elephant & Castle

Hi, I'm looking for someone to take over the lease from my current flatmate, who's moving out at the end of October.

The room on offer is 4.5m x 2.7m with double bed, 2 bedside tables and a large wardrobe. There's enough space for some extra furniture and/or a desk if you have it. It'll be available from 1 November.

You'll be sharing a 2-bedroom flat with an open plan living room/kitchen and shared bathroom. Mod-cons include washing machine, dishwasher, microwave, fridge-freezer and super fast broadband with Hyperoptic.

The flat's on the fourth floor of a modern development with concierge and secure video entry, and bike storage in the building is available for a fee.

The location is excellent with easy access to Elephant & Castle and Kennington Underground stations, and bus options everywhere. Walworth Road and Elephant Park are minutes away with numerous grocery options, gyms, cafes, bars and restaurants. Green space such as Kennington and Burgess Park are a short walk away.

Bills come to around £175 per month, per person.

About me:
I work full-time as a graphic designer, mostly WFH and set up in my room, though I tend to go into the office at least once a week.

Who I'm looking for:
Someone clean, tidy and respectful who's looking for a quiet, peaceful home.

Admin:
The flat is rented through an agency so vetting/references will be required. The prospective flatmate will be signing on to a 12-month tenancy agreement and the room is for suitable for single occupancy only.
