Hi! My flatmate is moving overseas to start a new chapter in his life so I'm looking for someone to replace him.

Room details:
Good-sized double room with double bed, 2 bedside tables and wardrobe (to be replaced with a brand new one). The room has its own door onto the balcony and electric heating. It measures approximately 4.5m x 2.7m and there's enough room for some extra furniture and/or a desk, if you have it.

It'll be available to move in from 14 December, with some flexibility up to early January.

The flat:
Located on the fourth floor, the flat consists of two bedrooms, an open plan living room and kitchen, and bathroom with combined shower/bath and toilet. Mod-cons include a washing machine, dishwasher, microwave and fridge-freezer. We get super fast and reliable broadband with Hyperoptic.

The building:
The flat is located in a modern development which features secure video entry, bike storage (for a fee) and a concierge, meaning no more missed Amazon deliveries.

The location:
E&C and Kennington Stations are each about a 10 minute walk away with easy access to central London and beyond, and there are numerous bus options everywhere. The flat is located just off bustling Walworth Road and minutes from the up and coming Elephant Park development. We're spoiled for choice with plentiful grocery options, gyms, cafes, bars and restaurants nearby. Green space such as Kennington and Burgess Park are within easy walking distance.

Bills:
Except water, bills are on top of rent and they consist of internet, electricity and council tax (band C), coming to around £175 p/m (each).

Who I'm looking for:
Someone considerate, reliable and tidy, who wants a home that’s calm and peaceful (ie. not a party flat). If you have any similar interests, or a green thumb to help with the plants, that’s definitely a bonus, but not a prerequisite.

About me:
I work full-time as a graphic designer, mostly WFH in my room, though generally in the office once a week. My hobbies include gym, jujitsu and gaming. I also like unwinding with a bit of tacky reality TV (eg. Real Housewives/Drag Race) or the latest HBO show.

Admin:
The flat is rented through an agency and the usual ID/references will be required. You'll be joining an existing tenancy agreement, which is up for renewal in October 2025. We have a good relationship with the landlord and we deal with them directly when we have any flat issues, which are always handled promptly.
