Room In Three Bedroom Student Flat In London

A fun person to complete our three bedroom flat. To move in on the 13th of September. Furnished, includes double bed, desk and wardrobe with a Lovely old fireplace (although decorative and can’t be used)
We are two students studying at Westminster University and are easy to get along with and love to have a good time. You don’t necessarily have to be outrageously social or outgoing, although it would be nice to be able to go out together once in a while. There is little common space in the flat so it is important that we can all be friends (for you and for us so no one feels uncomfortable… we all know what that’s like when it comes to flat shares!) All we ask is that you are polite and tidy and can respect common living areas and leave things as you’d like to find them! We would prefer a student, although it’s not necessary and would love to briefly get to know a bit about you when you come check the place out.

BILLS:

- Bills not included with rent
- Internet is very fast and is £10 a month
- Water bills will be approximately £140 between three people, covering a period of six months
- Gas and electricity is paid quarterly and never exceeds £130 (per person) during this period, obviously that is an estimate for winter when heating is on, the rest of the year is significantly cheaper which makes up for that period. Either way, will never ask money for a gas bill without going over it with you first regarding what it covers!!
- Deposit will be one and half month’s rent and will be registered with a deposit scheme
- Contract is drawn with a real estate agent; however, fees will be paid for you so you do not need to worry about registration fees! It would be great if you could also have a guarantor.

- Kitchen, modern, only recently fitted with new appliances, includes stove, fridge, oven and plenty of storage space
- Washing machine located in kitchen
- Bathroom also modern, includes bath tub and sink
- Separate water closet
- Flat has heating in every room

LOCATION:

- Located on a street just off the main Elephant & Castle roundabout, two minute walk from underground station
- Very safe, not had any problems the past year living there (includes walking home at night, as the main the road is always busy and it is very close to the station)
- Flat itself is on the fourth floor of a building and neighbours are usually very respectful
- Situated in zone one, so you save a lot of money on travel (massive bonus in London!!), roundabout also has every bus possible, wherever you go out at night, there will be an easy way back to Elephant & Castle
- Many clubs and bars (including a Wetherspoons, Corsica Studios and Ministry of Sound) all within a five minute walk from the flat
- Five minute walk to Tesco express (located in shopping centre)
- Ten minute walk to London Bridge and Waterloo
