These bills vary, tending to be £100 on average, and it's taken in turns to pay the full amount, rather than splitting it each month - so you only pay rent and bills together infrequently.

This property is in a really fantastic location on all fronts - transport wise it's a 2 minute walk to Essex Road rail station, less than a 15 minute walk to Highbury and Islington, and just over a 10 minute walk up to Angel tube station. Various bus stops around the block will take you practically anywhere. More generally, it's a 10 minute walk down to the Regent's Canal, Shoreditch Park, half an hour walk into King's Cross, even less going east to Hoxton, Old Street, Brick Lane...you get the idea.
Endless amounts of bakeries and shops surrounding the property, a small, serviceable Tesco 30 seconds from the flat, several other cafés and shops a little further down the road. New River Walk 5 minutes up the road. Upper St close by, and all the thousand things on offer along that seemingly endless stretch. You'll never be bored of things to do!

The actual flat is smallish but perfectly decent - the current flatmates are Alanna, a student, and Vivien who works in hospitality. Both are often out during the day, sometimes both work during the evening as well, making it an ideal place for anyone WFH, or just looking for somewhere fairly quiet to live/come back to at the end of a long day! Not a party house, and with no living room everyone just keeps to their own space really, all very relaxed and chilled.

The bedroom is a double room, with a huge amount of storage space across one end - three large cupboards with three overhead spaces too. It will come furnished with a bed, a bedside table and two chests of drawers. Big windows let in lots of light during the day, and strong blackout curtains can keep it out too if you wish!

As mentioned, no living room, but a nice cosy kitchen with room for two at the table. The kitchen itself comes equipped with your own fridge freezer, shared washing machine/dryer, gas oven and hob, microwave and toaster all in there too. Plenty of shared crockery and cutlery, and two shelves worth of space in a cupboard for your own dry foods etc.

One bathroom with fully working bath and shower.

The flat is in a gated block, all very safe with a fob/phone entry system. Please note this property is on the first floor, the bedroom upstairs on the second, no lift so no step free access anywhere I'm afraid.

Main landlord can be contacted two days a week, but is always quick and efficient in replying on those days, and someone else from the agency can be contacted on their out of office days, and is always quick to respond too.

Lastly no smokers, no pets and no couples, please - Vivien's partner already stays over most weekends.
