I'm looking for a tenancy replacement to take over my lease ideally in mid-December or January. The lease would be until September (when my lease ends), but you have the option to sign on for a full year instead if you'd like.

It is a cozy studio located in Florin Court, which is a 3 minute walk from the Barbican station and a 6 minute walk to the Farringdon station. Great location if you are an LSE, King's Cross, or UCL student. The building has 2 elevators and has a small gym and a heated pool in the basement. The rooftop is currently closed for renovations, but there is also a rooftop area with a nice view of the city.

The area is quiet, calm, and you are located just across from the Barbican Center and have Old Street, Shoreditch within a 30 minute walk. It is very centrally located and it will take you about a 35 minute commute to get to most places in London.

There is a Tesco, Waitrose, Co-op, and Aldi all within 15 minutes.

Rent is 2,167 pounds per month and it includes heating and hot water. All other utilities are separate and come out to about 150 pounds a month.

The council tax band is C.

The landlord is open to leasing to students.
