Large Rear/South Facing, Double Room Available

Large double, Rear/South Facing bedroom (with an ensuite basin/vanity area) available for rent, in a large house; big garden/patio/shed, outside front space and free street parking. There's a kitchen, a beautiful living/dining room and 2 bathrooms.

The room is square with a large horizontal window, south facing over the large rear garden, making it warm, airy with lots of light. It has enough space to fit a double bed, lots of furniture and still comfortable to move around in. It also has good storage space in cupboards above and below the vanity area.

Communal Areas and Facilities

The living room is furnished with a dining table, sofas and a nice view of the garden. Broadband, TV and 2 washing machines/all basic amenities.

Suitability

Would suit a single person, who needs/likes a lot of space, extra comfort and prefers quality over quantity.

NB: Only single occupancy (no couples)..

The Local Area and Transport Links

Located in a quiet, residential area, 5/7 min walk to Victoria Park, 5-10 min walk to Great North Leisure Park/bus stops 382/263.

15 min walk to Finchley Central Tube; 45 mins to Central London (door to door).

Existing Occupiers

Currently 4 males (in their 30s/40s). I'm the house keeper and a student; the others are working full time day jobs. We're looking to replace Jack., who after a year's stay, will be moving in with his partner.

Pets

We don't currently have any. However, small pets may be considered, but you need to be specific and it depends on the breed/size and its needs. Any pets must be friendly and get on with other pets (in case other housemates have pets in the future).

Requirements and Preferences

General, basic standards of respect, cleanliness and cooperation are required, along with good qualities of character (maturity, honesty, integrity and fairness).

Must be home-trained (cleaning up after oneself and being considerate of other sharers).

Preferably, you'd have some experience of shared living and life experience generally. You'd have a reasonable degree of self-awareness and are easy to get along with. You'd like sharing (or at least wouldn't mind it) and would be sociable, but also would like your own space.

Otherwise, all are welcome - we are all-inclusive.

However, more specifically - it's important you have clear plans (not exact but clear) and your situation needs to be straight forward.

Ts/Cs and Availability

The advertised price is for a longer term, standard and stable tenancy.

However, shorter terms/flexible lets (along with working/studying from home, etc) may be considered for the right tenant.

In these cases (depending on your individual circumstances/requirements) the price will be higher. but it will be negotiated fairly - on a case by case basis.

All included (bills, etc) except cleaning, which is part of an existing rota.

The room itself is available from 01 May 2024, but references/checks. etc, need to be completed before moving.

However, if you needed to move sooner, we have a spare room, which could be made available temporarily before/until 01/05/24..
