This DOUBLE EN-SUITE ROOM is in Long Lane, Finchley Central, N3. Easy walking distance to Finchley Central tube. Very spacious brand newly refurbished double en-suite room. Also two brand new kitchens which are shared. There are two double en-suite rooms available, one on the first floor and one on the second floor (no lift). They are both at the back of the house and therefore quiet. FOR ONE PERSON ONLY. Double bed, wardrobe, table chairs and a fridge is supplied in the en-suite double rooms. In the TWO shared kitchens there is a full size cooker, microwave, tall fridge/ freezer and a washing machine in each kitchen. One kitchen is on the 1st floor and the other is on the second floor.

The rent is £900pcm (£207p/w) for this 1st floor en-suite room in this ad and £850pcm (£196pcm for the 1st floor room. Both en-suite rooms are on Spareroom with photos. The tenant only pays electric for their room only. The Landlord pays electric for the shared kitchen and common parts. The water rates and council tax are paid by the Landlord. Minimum 6 month tenancy agreement. Vacant Now so a new tenancy is required to start within two weeks.

This Double En-suite room will be for a minimum 6 months let and one month deposit and one month in advance is required. Also required is proof of income ie letter from employer to confirm position and salary or three months pay slips. If just started work then a contract of employment. Proof of income should be approximately DOUBLE the rent NET ie (£1,700 + NET income per month min is ok - net income is after tax and insurance etc has been deducted). Students without proof of income would require a guarantor from a UK property owner and six months rent in advance. If a student and no UK property owner guarantor, payment in advance will be considered. Also which university/college are you at and which course. If self employed certified/audited accounts required or six months rent in advance plus also a guarantor from a UK property owner.

** Because of proof of income issues, confirmation of applicants affordability is required before a viewing can be arranged. ie what is your OCCUPATION and MONTHLY PROVEN INCOME. Do you have payslips to show this or if you have just started work a contract of employment (PLEASE NOTE -both of these documents are not required yet, just confirmation in principle at the moment that they can be supplied after viewing if you are interested). Also are you EMPLOYED or SELF EMPLOYED OR A STUDENT. Students without proof of income would require a guarantor from a UK property owner and six months rent in advance. If a student and no UK property owner guarantor, payment in advance will be considered. When confirmation of above is received in principle a viewing can be arranged. NO HOLDING DEPOSIT is paid until the property has been viewed, proof of income has been received and approved, and a draft tenancy agreement has subsequently been issued.
