Our flat mate is (sadly) moving out to chase his dreams on an Australian work travel visa. He leaves behind two professional 27yo guys (Data Analyst and a Lawyer) and an empty double ensuite room.
The room is a great size with plenty of storage, fully furnished and has been used as a hybrid workspace for the last two years. The ensuite bathroom has recently been fitted with a new standing shower.
We are looking for someone to sign a new lease with us, the existing agreement for this room is £1100pcm.
Bills are currently around £130pppm including energy, water, council tax and speedy broadband. We do not currently use or need a tv licence. This may of course change as we are not on a fixed rate.
A deposit will need to be paid to the departing tenant, this will be sorted with the estate agent, we believe this should be around £800 but will confirm.

THE FLAT:
We are located in a 3 bedroom secure ground floor flat, including a large garden perfect for BBQs, and a private driveway.
Other living spaces include a fully fitted kitchen (with plenty of crockery), dishwasher and washing machine. There is also a living room leading into the garden with two existing sofas and another sofa bed.
The flat is a 10 minute walk from Northern, Jubilee and Metropolitan line stations, 5 minutes from the overground and around 15 minutes from thameslink. The area includes frequent buses to Victoria and coaches for airport connections and the rest of the country.
The O2 centre is a short <10 minute walk away with Aldis and Sainsbury's supermarkets, there is also a Waitrose not much further down.
The flat is situated between two great locations with Hampstead and West Hampstead and a decent walk can take you straight to Primrose Hill.
We love a good pub trip and any excuse to visit parks or local areas we have not yet explored. We throw very occasional themed parties but otherwise do not make much noise and are very respectful of each other's privacy, belongings and independence. We are looking for a professional of any age who fits into this bracket, and would love to make new friends.
