Hello new house mate!!

One of our house mates is moving out at the end of our current contract (september 30th although a move in date anytime from 1st September is possible as her new contract starts earlier than originally thought) and we are looking for a friendly, sociable person to join our home.

The room:
A great size (larger than standard London housing) and has a big cupboard for storage as well as a large chest of drawers, shelves on the wall, a desk, and under bed storage space. It's on the 2nd floor of a 3 floor Victorian house with 2 bathrooms (1 shower + 1 shower/bath), and a large garden. It's quiet and peaceful as it looks out over the garden at the back of the house.
Bathrooms:

2 bathrooms (1 shower + 1 shower/bath)

Communal living area:
Downstairs has a large open area kitchen, living room and dining room with big windows and high ceilings - plenty of space to hang out with the housemates and have guests over. We also have a large screen T. V. for movie nights.

Garden:
We have a large garden which we have been lovingly improving, so anyone with green fingers is more than welcome to get involved. Ideal for BBQs, fire pit action and relaxing in the hammock.

Housemates:
Currently 2 male and 3 female tenants, all working professionals with a mixture of office working and WFH. Nationalities - English, New Zealand, Australian, German and Cypriot.

We enjoy chatting over dinner and drinks, movie nights, house meals, the occasional big house party once or twice a year (Pagan summer house party last month, it was so much fun!!) or BBQing together in the garden(if in doubt fire up the BBQ). Everyone is lefty/open-minded /chilled, and we would like for whoever moves in to ideally share similar beliefs, and to be clean, tidy, and respectful of the communal spaces and housemates.

Pets:
There is currently one cat, Luna. Friendly and easy going.

Location:
The house is about a 10-minute walk to Finsbury Park station (Victoria line, overground and Piccadilly line - you can get into central London in about 20 minutes) and a short walk to Stroud Green road which has loads of great shops, wine bars and cafes. The street is quiet, and the neighbours are friendly. There is a great pub at the end of the road, and the Faltering Fullback is only a short walk away. You can also get to Finsbury Park in about 10 minutes.

Prices:
The rent is £750 pcm without bills.

Deposit: £750

Council tax is £218 a month split between 5 people.

Elec/Gas/Internet additional cost

Cleaner once a week for 3 hours (£58 a week split bewteen 5 People)

Dates:
The room is available on the 1st October although moving in anytime from the 1st September is possible as our housemate moving out had to sign the contract early.
