Hi,
I am a current occupant of a lovely double room in a small but well-positioned apartment in a Victorian terrace house close to the Finsbury Park station.
Room and apartment benefits include:
* Queen size bed
* Only sharing with one other person
* Dedicated Work-from-home space in the room
* Spacious well-decorated living room (I will be leaving my television set there as well)
* Access to the garden directly from the room - essentially you have your own private green space.
* Amazing location - minutes away from the Tube, close to several large shops, restaurants, pubs etc.
I am looking for someone to take over my place starting from September, while my current housemate stays in the apartment. She is a lovely person and very easy to go along with. The referencing and contract are managed by the agency (David Andrew), but the rest is managed by the landlady, who is very nice and reasonable. Due to the agency request, we have a couple of requirements to a prospective tenant that will be checked during the referencing:
* Must be a professional, full-time employment, min income 45k per annum
* Female tenant preferred (as the only other resident is a woman)
* Previous landlords references required
* No students due to the apartment insurance policy
To confirm your interest in the property, please respond to the following in your first query:
1) Confirm that you are in full-time employment, income at or above 45k yearly (this is critical for passing agency's reference check)
2) Confirm that you would be happy to move on 1st of September or during the first week of September
3) Confirm that you would be happy to do a viewing sometime during next two weeks on weekday evening between 6-9 pm.
Please respond confirming these three points, otherwise I will be unable to respond to your messages.

* Bills not included (usually come up to around 150 pp including council tax and broadband)
