Double attic room in 3 bed, Finsbury Park

Hi! We're two friends who have lived together for 3 years (Will, 27, and Seb/me, 24) who are looking to replace our third flatmate who is sadly moving out in September :(.

About the place:
-Top floor flat of a terraced house, 3 bed, 1 bath, good sized living room and separate kitchen, and a roof terrace!
-Room available is a double attic room - no-one else on the floor. Comes with a bed, chest of drawers, and a separate closet.
-Deposit will be required, was about £1.3k for us, will have to double check.
-Rent is £1.1k per month (once again have to confirm with estate agents that this is staying the same), tenancy is 6 months, this will be the second time we renew it. Bills not included.
-Move in date would be 5th September, although we can definitely be a bit flexible.
-Brill location: Lidl, Tesco, and Sainsbury's local within a 5 min walk; loads of local shops, cafés, pubs, and restaurants; Finsbury Park tube and national rail is a 7 min walk, Crouch Hill overground 10 min walk; and Finsbury Park itself is 1 min away!

About us:
- I work in the city in renewables and do WFH some days. Will is in the process of setting up a business and is doing ad hoc work currently.
- We're very laid back, keep the flat clean and tidy, love socialising and getting out and about in London, both during the day and going on a night out every now and then so we're looking for someone that we can be mates with, not just someone we share a kitchen with...
-We'd like to live with a clean/tidy person roughly the same age as us, and that's basically the criteria.
