The room is semi-furnished (bed, sofa, wardrobe and drawer chest)

I am moving out of my en-suite double room, on the top floor (under the roof) of a 3 bedrooms flat. Our flat has two floors and your room is on the whole top floor.
On the first floor is the small kitchen, the two flatmates' rooms and their bathroom. There is no separate living room but there is a couch and tv in the kitchen.
In the building there are 3 flats and our flat is on the top floor. (No lift in the building)

The room is very spacious and bright with 3 windows, plenty of space for other furniture.

Your own bathroom has an electric shower, toilet, wash basin and velux window.

FLATMATES
2 lovely girls in their 30´s working in education and healthcare. We are quite independent and have our own lives but we know each other and catch up when in the kitchen and sometimes go for dinner together.

This is not a party house.
We are looking for a professional with a similar lifestyle, working office hours (typical 9 to 5) as we like to keep it quiet after 10pm. Someone respectful and considerate who can clean after themselves (don't leave dishes unwashed for days as it's a small kitchen for example). And someone who would like to stay long term (min 6 months).

AREA
Just 5min walk from Finsbury park where you have the Victoria and Piccadilly lines and a train station too (direct to Moorgate in The City) and 8 min walk from Arsenal station. Also lots of buses to Angel etc. Fantastic location for transports.
We are on Blackstock Road with nice cafe and brunch spots, pubs, and Stoke Newington and Clissold Park are just 10min walk.

RENT AND BILLS
The rent is £910 excluding bills. Bills per person are approx £115 per month (council tax, gas, water, internet included)
So total rent + bills = £1025.

We share the bills so each of us have a bill contract on our name. You would take over the contract with British gas.

Contract is 12 months that we renew when it ends. The current contract is until 7 September 2025. You will need to pay one month deposit (£910) + one month rent in advance. I will pay the amount required from the 7th Dec to 17th Dec and you will have to cover the amount from 17th Dec until the next payment and the percentage of the bills for that period. The rent is paid before 7th of the month, Thames water and British gas on 28th of each month, and council tax on 14th.

Room is available from 17th Dec (not earlier).

You will need to provide the landlord with WORK REFERENCE, 3 MONTHS BANK STATEMENT and ID.
