Description
Hello! Thanks for checking out my advert!
This is a double room in a huge flat in Finsbury Park - overlooks the park and is minutes from the Tube station.
The room comes with a bed, chest of drawers, bedside cabinet and bookshelf.
You’d only be sharing bathroom with one person as the third room is an en-suite.
The flat is large, bright and has wooden floors throughout. The kitchen is well equipped with washing machine/tumble dryer and dishwasher, and the fridge and oven are less than two years old.
There's a huge living room with a dining area, as well as the usual central heating and Wi-Fi.
There are also separate storage cupboards in the hall for boxes and things which I’ve made use of. The block has a lift (flat is third floor) and there’s loads of room for bikes if you have one like me.
There are excellent transport links for Central London (Victoria and Piccadilly line), loads of buses and overground.
Jaime and Leandro who you’d be sharing with are pretty chill. They’re looking for a working person in their 30s or older - a bit of WFH is of course fine. The flat is non-smoking.
Neighbours in the building are friendly. We take parcels for each other and have a group Whatsapp group for updates or news.
Key deets:
- Move in date: Sun Jan 19 (tho there’s poss some flex for earlier - we can discuss).
- Rent: £895
- Bills: (gas, electric, water, wifi) £80 ish monthly (not counting Council Tax - see note below)
- Deposit £500
- Hackney council tax band D. I paid previous tenant a lump sum til April 2025 so we can work out what the cost would be for that period and you can transfer to me in one go or instalments if easier.
Regarding contract: I took over from the previous tenant before the contract had ended. A new one year tenancy starts in May 2025 and I’m pretty sure there’s a six month break clause. If you decided to leave before May you’d have to find a replacement. If you left when the new tenancy starts in May, the agency would take care of a replacement.
Bills: you'll be expected to take on one of them in your name. I’ve got gas and electric so could easily transfer over to you. Also you will need to be processed (reference checked) by the property management agency on behalf of our landlord. This is fairly straight forward.
Drop me a message to arrange a viewing. I work at a nearby school so could probs do 4pm ish viewings weekdays if I don't have to stay late. Otherwise am relatively flexible early eve’s during week and various times at weekend.
Any questions give me a shout!
