🛏️ About the room:
Double bed with Work from Home setup, most of the furniture you see on the pictures would stay in the room when I move out.
🏡 About the house and shared facilities:
Victorian house, big ceilings. Shared shower room and toilet but it is well ventilated and kept in a good condition. Small kitchen, but a lot of storage space in the pantry and fridge. Large TV, washing machine but no dishwasher unfortunately.
💸 Bills:
average out just around 150-170 pp per month, including council tax and WiFi (Virgin Broadband). The house is fitted with a Smart Meter. I have also installed a WiFi extender so there is decent coverage throughout the house. The room has a very well-functioning radiator.
🌆 About the area:
a quiet street but very close (5 min walking) to Finsbury Park station, ideal for commuting to work every day. Large high street nearby has a great choice of salons, cafes and restaurants, including legendary Pizzeria Papagone. Lots of cool gyms, pubs and a local theatre just around the corner. There is always something to do in this area.
🤝 About the rental agreement:
landlord is really nice and manages the property directly, they are prompt to reply to the queries or to give us notice of works etc. The rent is paid for the whole house, the split is 1200 for the large room (mine) and 900 for the small room where my housemate lives. I am looking for a person to replace me in a fixed term contract that lasts until August 2025 with extension afterwards. Last year we managed to secure an extension without rent increase.
✅ Requirements for the new housemate:
Due to the requirements posted by the rental agency, the person must be in full-time employment (not a full-time student) and with rental references available. Additionally my housemate would prefer a woman as a new housemate since the space is shared between only two people. Ideally someone who is happy to do their own thing most of the time but does not mind having a few movie nights, joining the friend group for an evening in the pub once in a while etc. We would ask you to come to an in-person viewing to see the house and chat with the current housemate.

My housemate and I became best friends when living in the previous shared house together and decided to move into this one after the previous contract has ended, she is the nicest person on the planet and is big on cooking healthy veggie foods and various forms of sports and exercise. She is from Germany originally but has spent most of her adult life in London. She works in digital marketing 👩💻
