Looking for a friendly flatmate to welcome to a lovely home situated right next to Finsbury Park from February.

My flatmate will sadly be moving out at the end of January, so I'm currently looking for a replacement. We've lived in this flat for almost three years now, and we've had a great time turning it into our little home, but she's sadly leaving the country.
It's a 2-bedroom flat (2 bedrooms with 2 bathrooms), so you'll be sharing the flat with one other person (me). Just to give you a brief intro about myself, I'm a 26 year old professional currently working in a human behaviour insights agency but coming from a creative background. I've got a film school degree and a deep appreciation for good movies, music, art, and walks in the park among other things.
In terms of lifestyle, I'm super organised and annoyingly clean freaky sometimes (but can also co-exist with messy people if needed!). I'm also generally quite easygoing and sociable - always up for a chat or a movie night, although I do also need and value alone time and respect other people's personal space and co-habitual preferences.

The flat features a bright spacious living room and kitchen space with direct views to the park. The single room comes fully furnished with its own TV (and a desk can also be added upon request) and you also get your own massive bathroom. There's also a big garden at the back that's perfect for just chilling in the summer.
We've also got a washing machine (with a dryer function) hidden in an utility closet. Plus the kitchen also comes fully equipped with modern appliances (including a dishwasher) and an arsenal of kitchen items that can be shared.
Please note the photos looks a bit messy because my current flatmate is currently in the process of packing, so most of the items scattered around are just boxes and packing materials, which will all be gone soon.
And we've also booked a cleaning company to do a proper deep clean of the room, bathroom, and living room / kitchen area once my flatmate moves out in late January, so the space should be sparkling clean for the next occupant.

We've got an exceptional landlord who's super responsive and incredibly reliable. As mentioned, we've lived here for almost three years and haven't had any major issues with the flat.
Our monthly rent of £1350 per person (excluding bills) hasn't changed for the past three years despite the current economic landscape and will remain the same for at least another full year.
The monthly bills breakdown is currently as follows:
- Internet: £28 per person
- Council Tax: £94 per person
- Gas / Electricity: varies but usually in the range of £60-£80 per person (the flat has an energy rating band B and the living room gets warm naturally because of the direct sunlight, so the electricity / heating cost is mostly very reasonable)
Total: £190 bills (roughly) + £1350 rent = £1440 per month
We do also have a deposit requirement of a full month's rent in advance, but other than that the contract is quite flexible with a one month notice period.

Our house is literally at the doorstep of Finsbury Park and just a stone's throw away from Manor House and Finsbury Park stations where you can hop on a train to pretty much anywhere in London and be there in no time.
It's not the biggest flat, but it's truly a tiny oasis that I hope I can share with another friendly human being.
