Double room in spacious two bed flat

I'm looking for a flatmate to rent a room in a lovely two bed flat. Feel free to send me a message telling me a bit about yourself (work schedule, job, interests and anything else you think I should know).

The flat

Located in between Clissold and Finsbury Park, the flat is on a quiet street with no through traffic. It's in a period property, split across three levels, and is very spacious. It's well-insulated with double glazing. The entrance is on the first floor of the building with no lift.

The kitchen is well-equipped with a washer/dryer, dishwasher, microwave, toaster, kettle.

There's a large living room which is south facing and gets a lot of sun, furnished with a sofa, rug, dining table and tv but with space for other items.

The flat has two bathrooms - you'd have use of the communal bathroom next to the kitchen, which has a bathtub and shower. I sometimes use the bathtub in the evenings but you'd mostly have it to yourself.

There's also a roof terrace which is lovely and gets a lot of sun, with a table, chairs and deck chairs, and space for other items and plants.

The room

It's a decent sized double room, which is unfurnished. The room looks out to gardens at the back of the house and is on its own floor so feels very private. There’s a clothes rack available if you need it.

Location

The flat is a < 12 minute walk to Finsbury Park tube, with Arsenal and Manor House stations also close by. Bus links are excellent with East and Central London within easy reach. There's tons of green space nearby - Clissold Park, Finsbury Park and Woodberry Wetlands. Stoke Newington and Dalston are also a short walk away. And if you like climbing or open water swimming, the Castle Climbing Centre and West Reservoir are around the corner.

About me

I'm 37, originally from Sydney and have been living in London for 7 years, working in communications. I love music, swimming, food, film, and travelling. I'm pretty sociable and am often out with friends on weekends and some evenings, but I do appreciate quiet time chilling at home too.

What I'm looking for

It would be great to enjoy a meal, have a drink or watch tv every so often, but I'm also totally respectful of privacy and the need for alone time.

Although the contract is unfurnished, I've provided the furniture in the communal areas so am looking to find someone who is happy with this arrangement to keep the furniture in situ. There’s also space for additional furniture items, and I have general household items and crockery/kitchen equipment which I'm happy to share. There is some storage in the kitchen also, but it would be great to live with someone who is up for sharing this stuff.

I work from home 2 days a week and have a desk in the living room, so I'd be looking for someone who's ok with this. I work 8-5 during the week so this wouldn't impact on evenings or weekends.

Rent and bills

Rent is £1075 per month plus bills, which in the winter is around £150-200 a month (summer obviously cheaper than that). Bills consist of: gas, electric, water, broadband, and TV licence.

Council tax (band D) is £164 per month for the flat - so £82 each per month.

Deposit £951

The lease is currently a periodic monthly lease which will move to a 1 year lease in August. The real estate agency will perform reference checks.
