2 Rooms Available in Lovely 3 Bed Finsbury Flat

Hey! My name is Lucinda and I am looking for two new flatmates to fill 2 rooms in my 3 bedroom Finsbury Park flat! I'm a 28 year old, working in Fashion Merchandising (in the office three days a week and working from home on Mondays and Fridays). I love cooking, watching TV and am always up for a pub trip, coffee morning or wine evening at home. I'm looking for people with similar interests who want to be part of a friendly and fun flat!

The flat itself is a 7 minute walk to Finsbury Park Station with access to Victoria & Piccadilly Lines and National Rail services. Crouch Hill Overground is also a five minute walk from the flat with access to the Suffragette Line. The area also hosts lots of nice pubs, coffee shops and is also close to Clissold Park/Stoke Newington.

Within the flat there is a lovely Kitchen space with separate Dining/Living room (includes a shared TV and desk space if the smaller room occupant needs an area to work from home). There is also a shared storage cupboard and two toilets, one with a bath and shower.

Room 1: This is the bigger room out of the two and is available from the 9th of November. You will be required to pay the deposit (£1153) and three weeks worth of rent and bills for the first month (£823.80) and then £1015 a month going forward on the 1st of every month. The room includes a bed, desk and wardrobe.

Room 2: This is the smaller room and is available from the 1st of November. You will be required to pay the deposit (£1153) and a full months rent of £970. Then £970 a month going forward on the 1st of every month. The room includes a bed and a wardrobe.

Bills:
Bills are not included in rent and come to £105.97 a month with around £15 added on for Gas and Electric dependant on use (runs on a top up meter that we split between us).

Council tax (Band D): £61.30 each
Water: £22.30 each
Wifi: £10.74 each
TV Licence: £11.63
Gas & Electric: £15/£20 a month dependant on usage.
