Double room in cosy North London flat

THE FLAT
We’re the top floor flat in big Victorian terrace on a quiet, leafy, residential street.

It’s a maisonette with a cosy sitting room downstairs and everything else upstairs, including a kitchen with all the necessities and a family bathroom, which you’d share with one other flatmate (the other room has an en-suite).

THE ROOM
A cosy double room with high ceilings and a large window so it feels spacious, situated at the back of the flat facing onto our roof terrace.

Furniture: the room comes with a double bed a double height clothes rail. There isn’t really space for a desk in the room and the communal areas aren’t great for WFH so ideally looking for someone who doesn’t work remotely.

MONEY
£700 per month for rent (excl. bills).

Bills (council tax, gas, electricity, internet, water, house Netflix etc) are around £120 p/m.

There is also on street parking if you need it. Annual permit is £140.

Deposit is £635 (based on old rent!)

THE AREA
We’re slap bang between Finsbury Park, Stokey and Haringey - a stones throw from some of North London’s finest establishments, including Rowans, the Faltering Fullback, the Plimsoll, along with endless pubs and restaurants in all directions.

Finsbury Park is basically on our doorstep (about a 2 minute walk) but you can also walk to Clissold Park in under 15 minutes when you need to reconnect with nature and see the deer.

There’s two Lidls, an Aldi and a big Sainsbury’s all within 10 minutes walk and a smaller Co-Op or Saino’s local within 5 minutes.

TRANSPORT
10 minute walk to Finsbury Park tube (Victoria & Piccadilly line and National Rail)

5 minute walk to Manor House tube (Piccadilly line). There bus routes to pretty much every corner of London on our doorstep

YOUR FUTURE FLATMATES
You’ll be joining Rosa and Holly. A little bit about us…

At home, you'll find Holly (30) with her nose in a good book or perusing Vinted, often pottering about making or mending something or other.

When she's out in town, you'll find her at the cinema, an exhibition or treating herself to a negroni.

Rosa (28) likes to strike a good balance between hectic and wholesome. She’s a huge foodie with an extensive list of restaurants to try, a pub aficionado, a die-hard Arsenal fan and a fabulous cook.

On Sundays, you’ll find her nursing a hangover with a good stomp to a farmer’s market.

We both work as creatives at social media agencies. We’re super close and hang out together a lot.

We’re always down for a drink, movie night or making dinner together when we’re in, but we also have our own independent social lives and friend groups (SpareRoom cliche) and we’re looking for someone on a similar vibe.

This flat is very much our home and we both adore it - we keep in clean and look after it well. We have a lot of love, laughs and memories here, so we’re looking for someone who’ll treat it as we do

THE SMALL PRINT
Room available from 30th November, signing onto our contract from 7th December. Our current contract runs until May 2026, which we're keen to renew.

Unfortunately, it’s absolutely no students, pets or couples - sorry!

Ideally looking for a gal between 27 - 32!

You will need to provide proof of income or a guarantor.

Our preference would also be someone who only occasionally or doesn’t WFH at all - as mentioned, the room doesn’t really fit a desk and the communal areas aren’t ideal for a remote setup.
