The Room: A large, bright double room — genuinely the size of a living space in its own right, with sash windows facing south, gets sun all day.
There's also a lot of storage in the room itself (under the bed, etc.), on top of the shared storage described below.
The Flat: First and Second floor of a tall, characterful Victorian flat. The flat has a large shared living space with a dining table — great for meals and having friends over. It's a social flat, but not a party flat; more of a chilled, easy-going home.
Bathroom: Shared. A shower/bath room with sink, plus a separate WC with toilet and second sink.
Kitchen: Shared. Washing machine is in the kitchen; dishwasher and oven are both brand new.
Storage: One communal cupboard downstairs, mostly used for flat amenities
A shared storage area on the landing upstairs (with the other flat mate) — includes a rack for sheets/towels and space for a suitcase. Plenty of storage in the bedroom itself

The Housemates:
Two females, late 20s/early 30s, both working professionals originally from New Zealand (one 4+ years in the UK, one under a year). Both tidy, easy-going, and social without being big partiers — happy to have friends over for meals or a drink, but this is a chilled flat, not a party house. Both keep busy, sociable lives outside the flat, and one travels frequently.
Looking for another working professional female, ideally with a similar lifestyle — tidy, respectful, and easy to get along with.
Tenancy Details:
Rolling/periodic lease — the tenancy only requires 2 named tenants, so the new tenant won't be on the lease itself, but will still contribute to the deposit (split evenly three ways)
Bills (~£175 pcm) cover water, wifi, gas, electricity and council tax — council tax is high in this area (Band D) and is the main driver of that cost
Other household items (washing-up liquid, toilet paper, etc.) are bought on rotation and covered via Splitwise
The bills account usually keeps a small buffer, which has covered things like the TV licence, with occasional payouts if there's a surplus (roughly once a year or every six months)
House Rules:
No couples, — partners are welcome to stay over, but the flat isn't set up (bathroom-wise, and per the tenancy's occupancy rules) for a permanent extra full-time tenant.
Smoking outside only, not inside

Move-in & Viewings:
Current tenant moves out the weekend of 29th August 2026 (August bank holiday). Move-in can be as soon as then, subject to a viewing and meeting the two existing housemates. Some flexibility on timing — latest preferred move-in is the weekend of 12th September 2026.
