Double Room - Great Garden Close to the Park

Hi my name is Sarah, I am originally from Cornwall but I have lived in London since I was 19. I am very used to house sharing with people and I am looking for a new flatmate to share my house in Forest Gate. The house has three bedrooms but I use one as a workroom so there will only ever be 2 of us.

I have lived here for 8 years and really like the area, we are just over the road from Wanstead Flats and a short walk to Wanstead Park. There are several pubs, a cafe, a bakery and a brewery within 5min of the house. There is also a corner shop over the road which is very handy and the bus stop making it easy to get to Wanstead and Leyton. Transport wise it is a 10min walk to Forest Gate station for the Elizabeth line or to Wanstead Park for the overground or a 15min bus ride to Leyton to get on the central line.

The room is a double with an ottoman bed, wardrobe, chest of drawers, fold away desk and plenty of shelving. There are also shoe storage boxes on the wall outside the door. I have just re-furbished the room and am open to alterations/putting things on the wall etc. There is a large living/dining room, (in the picture my computer is on the table but I normally work upstairs). Occassionally when I have big projects I may spread into the living room for a few days to cut things out etc but that is rare. I love cooking and the kitchen is well equipped, I am pescatarian but have no issue with meat eaters so long as the kitchen is kept grease free.

My favourite part of the house is the garden, I put a lot of work into it and if you like gardening too you are welcome to get involved or I am happy to maintain it myself, but I do expect a flatmate to water it while I'm away. There is room to have BBQ's, dinner parties and sun lounging or tented paddling pools in heatwaves! I have also just got an allotment nearby with a friend of mine if that is something that might interest you...

I love entertaining, dinner parties and games nights. I normally go big for Halloween and xmas and do a couple of things in the summer, it's always more fun if the person you live with wants to get involved too. I work form home as a freelance fashion designer, so ideally I am looking for someone who is not also working from home all the time.

I have listed the rent to include council tax, water, gas/electric, TV License and WIFI. The wifi is fiberoptic and fast.

It sounds silly, but it has caused issues before, I am generally a hot person and tend to wear a jumper and a beanie before turning the heating up so ideally I am looking for someone on the same page.

I generally try to be environmentally friendly in my choices for the house such as recycling, composting, shifting toward eco cleaning products, loo roll etc so I am looking for someone keen to do the same.

I already have one parking permit at the house but it is possible to apply for another one if you would like a car here, depending on your cars CO2 emissions it will cost between £70-£150/year.
