King Sized Double Room - House mostly to yourself

Letting out the spare bedroom in my house.

I rent a property elsewhere with my partner, and am therefore rarely here (typically 1-2 nights a month). The house would therefore be mostly yours, though I would still have access for maintenance and the odd night in.

Your room is a king sized double room with a wardrobe overlooking the garden. There's also a fold out wall mounted desk if you need it (together with a larger desk downstairs with dual monitors for working from home).

The bathroom is next to your room and features a walk in shower, freestanding bath tub and vanity unit with heated mirror.

There is a dining living area with an L shaped sofa and wall mounted TV. There is also a desk here which as mentioned is ready for a typical WFH set up.

The kitchen has a fridge freezer, again this would be mostly for your sole use. There's also a gas stove, kettle, toaster etc.

Next to the kitchen is a laundry room with separate washing machine and dryer. There's also another bathroom with shower downstairs.

The garden has a patio, lawn and decking area - I can take care/arrange for maintenance of this.

Parking available via residents permit.

All bills are included (including 1Gbps broadband) apart from gas/electricity. I would want to come to an arrangement here e. g. 50/50 (so in your favour given I'm not there much), but we can discuss and agree on this as part of the tenancy.
