Hello!
Me and my friend/housemate (both 25f) will have a spare room available once our other housemate moves out by August 2nd this year.
A little about us: we're both working full-time with a couple of days WFH. We love the occasional night out, trip to the pub, or chat in the evening, but we’re also respectful of each other's space and doing our own thing. We're looking for someone friendly, tidy and considerate who enjoys having a relaxed home.

The room to let is the ground floor bedroom.
Street facing windows have frosting for privacy but gets loads of natural light in.
Furnished with a bed, wardrobe, draws, bedside table, mirror and the brown desk (the black desk also in photos not included).
Good amount of storage space.
A bit about the house:
3 bed, 1 bath terraced townhouse.
5–10 minute walk to the Elizabeth line and Suffragette Overground.
Around a 10-minute walk to Wanstead Flats - perfect for walks and some green space.
On the ground floor: One bedroom, living room, kitchen, and bathroom. First floor: two more bedrooms.
There is a decent garden with a washing line, small shed, and patio area.
Washing machine and tumble dryer in the kitchen.
Close to several shops (inc a Co-op and Lidl) and pubs all within ~10mins. Two smaller corner shops just a min down the road.
We have a lovely landlord who is super friendly, responsive and easy to contact.
Costs
Rent: £716.66 per month
Gas, electricity & water: currently around £65.33 per month
Council tax: currently £52.33 per month
Wi-Fi: included
Our landlord carries out the usual tenant checks before moving in, including: Right to Rent check, Passport/visa verification (where applicable), Credit check, and a reference from your previous landlord.
