Hey! We have a spare room in our beautiful Victorian three-bed ground floor flat.

About the room + flat + area:

The room is a bright, decent sized double at the back of the flat, facing the gardens. It’s unfurnished right now but can come with a bed, some IKEA bookcases and a desk if needed. The room was decorated in March and soundproofing has been installed too. The rest of the flat has just been redecorated as well!

The flat is long and spacious - there are three double bedrooms, one bathroom with a separate shower and tub (fancy rolltop), a second smaller bathroom with a toilet and sink, a separate living room with a tv, space to store books and a fireplace (decorative only), a large kitchen with a dining table and dishwasher, and a small utility closet with tumble dryer. The garden is beautiful and filled with fruit trees. There's a cute seating area at the back, which has been such a special thing through lockdown! We’ve got a secure metal shed so there will be space for storing a bike or two. If you like pottering around the garden and planting stuff, there is tons of space for that. There is little road noise and the garden is mostly birdsong in the morning.

The flat itself is on the border of Forest Hill/Honor Oak, within close walking distance of Crofton Park and Brockley. It’s a pretty quiet residential area with tons of green spaces nearby.

About us:

You’ll be living with two other people - Ru (she/her, 33) works in HE admin, is a fan of athleisure wear, zoning out to low brow tv, deli meats, Ludo (see below), and going the big Waitrose. Quiet, values a fair bit of solo downtime though is occasionally up for low-key hanging out.

Katie (she/her, 36) works at a museum, likes to plant stuff, read things and can usually be found in the garden or kitchen - is always up for a chat and happy to share dinners or hang out in the garden. In less covid times - often up for having friends round, gigs, pubs etc.

We also live with Katie’s glorious cat named Ludo - she's lovely and hilarious, up for hanging out or leaving you alone if you’re not fussed!

We’d really welcome someone who wants to see the flat as their home (rented but still).

Admin-y stuff:

Rent is split equally at £667 per month and bills are extra, typically no more than £110 (includes council tax, internet, gas, water, and electricity). Cleaning, gardening and any other housekeeping stuff (costs n chores) are split between us.

The room is available now - the current tenant has already moved out (save a few books) The property is managed by a local agency, they’ve always been great at fixing stuff if needed. Our current contract ends September and we’re aiming to sign a new one year contract. There's a referencing process. Our landlady keeps in regular contact and this is her only property.
