...We are ideally looking for a female identifying person, ideally in their 30s
...Communally minded, who is happy to participate in maintaining the home and interested in making the house more homely, e. g. cooking together, cocreating social stuff like dinner parties, helping with garden, watering plants and proactively keeping things clean and tidy beyond their own stuff.
...Who wants to be friends with the people they live with. (Someone in their room all the time or very quiet is not the right fit).

Being clean and tidy is an absolute must.

THE ROOM

A good sized furnished room. Comes with a double bed frame, mattress, clothes rail, tall chest of draws, smaller chest of draws, desk and chair.

THE HOUSE:

Location is Forest Hill, SE23. Nearest stations are Forest Hill or Sydenham, approx 15 mins walk. Catford station is also an option.

3 bedroom mid-terrace house with high ceilings and lots of natural light. The whole house has recently gone through a full modernisation. See photos for info!

The communal areas of the house are fully furnished. We've got a dyson vacuum, a big tv, workout station and communal workout equipment. The kitchen is very well stocked, including with all the items needed to bake. We've currently got a pole up in the lounge and are building a sauna in the garden.

There's free parking for cars on the street and a secure bike shed on our front drive for bikes.

COSTS:

Rent
- £900 - includes council tax.

Deposit
- One months rent.

Bills
- About £82
- Water, gas, electric (depends on usage)
- Broadband (fixed cost)

Additional costs:
- Household items such as toilet paper, hand soap, etc, are communal - we buy ad hoc and split the cost equally.
- We may get a cleaner for just 2 hours on certain months, at £14 each.

WHO YOU WILL BE SHARING WITH:

Two females in their 30s.

Mia - work in digital marketing. I work from home some days.
I do pole dance, crossfit, yoga, violin and languages. I like to take trips and travel, be outdoors and go to music/theatre/comedy/festivals. I try to keep healthy so I cook my own meals and I cycle.

Yola - ex professional dancer who works in ballet industry doing production coordination. Into running, fitness, being outdoors and trips to the theatre/events.

Pets -
We live with Yola's dog - a small mini pincher called Rogue. She’s very cuddly, loves people and will be your best friend after 5 minutes.
We also sometimes babysit our old housemate Marina's dog called Nico. He is a small friendly maltese doggy, with sassy old man energy. He does not lose hair.

Important notes:

- You must have the right to live and work in Uk.
- You must be working / be able to prove you can pay your rent.
- There may be a party once or twice a year, but please note in general we have quiet hours upstairs from 10pm-8am, so people can sleep well.
- The room/house comes furnished so ideally you don't have lots of furniture, since there isn’t the room.
- Animals welcome in theory, but since Yola has her dog already, it depends - would need further consideration.
- The house is kept clean and tidy, and the communal areas are kept clutter-free. Housemates are expected to clean up after themselves directly. We want to live with proactive people who take initiative and like working as a team.
