The room is available from 27 May or as soon as possible afterwards - essentially we need someone signed and on the lease by 27 May at the very latest.

Rent for the room is £925 plus bills (total rent for full house £1850 pcm). Bills are currently around £120 pcm. Deposit: £925. Standard 12 month lease, with a 6 month break-clause.
The room:
Sorry about the photo- doesn't really do it justice. It's a medium double (large enough for a king size bed) with two windows- there's a lot of natural light throughout the day. Measurements: 285 x 309 cm (c. 9 x 10 ft). Would fit a small desk. The room is unfurnished (but there's a possibility of a chest of drawers and a small bureau). and there is a small in-built storage cupboard measuring 77.5 x 82 cm (c. 30'' x 32'') with a light and a (removeable) clothing rail. The room is on the first floor, up a flight of 15 stairs, with a handrail all the way on the left going up, and a banister along the lower half on the right.

On the ground floor, there is a decent size living room- also currently used as a dining room, a multi-purpose room mainly used as an entrance hall (with access to both front and back gardens, a small but new kitchen and a modern bathroom (with a shower and a tub). Upstairs are the two bedrooms, plus there’s a spare room which we currently use for yoga / exercising and hosting friends and family. The house was completely renovated in 2015, so everything is in good nick / looks neat. There's a front and rear garden with flower beds if that's your thing, and a shed (with space for bikes/tools etc). There is also a large loft with ample storage space. In terms of accessibility, there is a step up to both the front and back entrances. The property is in council tax band C.
The area:
Quiet, leafy, friendly, unpretentious. Zone 3 (but close to Zone 2). Well-connected: Forest Hill, 10 mins walk for Overground and Southern Rail to London Bridge, and Catford/ Crofton Park 20 - 25 mins walk for Thameslink to St Pancras & Blackfriars. The landlord is good- doesn't interfere and fixes things quickly when needed. On-street parking available.
You:
Non-smoker. Friendly, respectful, tidy, and mature. It's essential that you have experience living in a house with communal spaces and contributing to cleaning rota. Vegan / veggie preferred. No couples, no pets.
